939 Bedford Avenue is a 1901 building on a 21-by-100-foot lot in an R7A district, being enlarged vertically and horizontally into a condominium. The sponsor filed its offering plan with the Attorney General on August 13, 2026: four residences at a total of $6,500,000, or $1,625,000 per home on average.

No listings, renderings or press coverage were found. What a buyer can learn today comes from the plan record and the building filings, and those two sources disagree on the number of homes.

Architecture and residences

Baobab Architects P.C. filed the job (B00989145) in January 2024 as an alteration requiring a new certificate of occupancy, keeping elements of the existing building. The filing describes an existing three-story building with basement and cellar, enlarged to four stories plus a mezzanine, a cellar and a penthouse, 66 feet tall, with about 9,630 square feet of construction floor area. The main permit issued April 25, 2025. Structural, foundation, mechanical, sprinkler and plumbing filings were permitted between April 2025 and May 2026. A further amendment to the main plans (B00989145-P8) was in plan examiner review as of October 29, 2026.

The unit count does not reconcile. Every Department of Buildings filing on the job, from the first approval in 2025 through the amendment under review on October 29, 2026, lists two existing dwelling units and three proposed. The offering plan lists four residential units, no commercial, storage or other units, and four in total. PLUTO shows three units in a four-floor building of 6,607 square feet. The public record does not show which count is right. Either the building filing will be amended to four units or the plan will be amended to three; ask the sponsor's attorney which document controls before signing anything, and expect the Attorney General to require the two to agree before acceptance.

Unit mix, finishes, outdoor space and amenities have not been published. The plan's Schedule A will list every home once the plan is accepted.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD260296), the plan was submitted August 13, 2026 at a total offering price of $6,500,000 for four residential units, with 939 Bedford AV LLC as sponsor. The record shows no acceptance date, no amendments, no effective date and no units sold. The sponsor has not published asking prices.

At $1,625,000 per home on average, the plan sits above the closed prices at 103 Putnam Avenue ($965,000 to $1.595 million) and in line with the asks at 118 Madison Street (about $1.3 million to $2 million).

Below the individual-building threshold

This building is below the 25,000 sq ft threshold at which LL97 limits apply to a building on its own. It is still covered if it shares a tax lot or condominium board with buildings totaling over 50,000 sq ft; confirm on DOB’s covered-buildings list.

What to know if you’re buying

Before the plan is accepted. Until the Attorney General accepts the plan, the sponsor cannot sign purchase contracts or take deposits or reservations, binding or non-binding; an interest list does not secure a unit. Prices and unit counts in the filed plan can move through amendments.

Unit count. Confirm whether the building is approved for three homes or four. The answer affects the certificate of occupancy, the common charges and the resale market for each unit.

Deposit and contract. New-development contracts typically require a deposit of 10% at signing, held in escrow. The plan and contract package state this building's terms.

Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million and above. On a $1.625 million home that is about $29,700 in transfer taxes and $16,250 in mansion tax. Use the calculators below to run your price.

Construction stage. The enlargement is permitted, but the main plans are still being amended. Ask for the construction schedule and the expected date of a temporary certificate of occupancy.

Carrying costs and abatement. The plan's budget will project common charges and taxes. No tax abatement has been disclosed.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
