Buying the house before selling the apartment

Two ownership budgets can overlap for longer than two closing dates suggest.

Two ownership budgets can overlap for longer than two closing dates suggest. A house purchase may be ready while the apartment is still being marketed, awaiting a board decision or working through a buyer’s financing.

Before making the purchase depend on expected sale proceeds, separate cash already available from cash that will exist only after the apartment closes. The distinction determines whether the proposed sequence is workable.

Build a cash calendar

List the house deposit, remaining purchase funds, transaction costs and required reserves by date. On the sale side, deduct the loan payoff, selling expenses and any building or transfer charges from the expected proceeds. Then show when those proceeds become available.

Run a delayed-sale version as well. Include both housing payments, taxes or maintenance, insurance, utilities and any temporary accommodation or storage. Use actual lender and building figures. An optimistic sale price cannot compensate for a shortage of cash before that sale closes.

Bridge financing needs underwriting before the contract

A bridge or swing loan can supply funds for a new principal residence before the existing home is sold. It also adds debt and has its own security, repayment terms and costs. Fannie Mae’s current guide treats the obligation as relevant to qualification, with defined conditions for particular treatment. Individual lenders and products can differ. Fannie Mae monthly-debt guidance, updated August 5, 2026 and checked October 12, 2026.

Obtain a written financing proposal and confirm how both properties, the expected sale and any outstanding contingencies affect approval. A prequalification for the eventual one-home position is not confirmation that the lender will fund the period of overlap.

Avoid counting the same equity twice

If funds are borrowed against the apartment, the debt must be repaid or otherwise addressed when it sells. Those proceeds cannot also be treated as untouched equity available after closing. Keep the borrowing, payoff and sale proceeds connected in one calculation. Fannie Mae bridge-loan asset guidance.

Alternatives may include selling first with temporary housing, negotiating a different closing sequence, or funding the purchase from independently available assets. Each needs its own costs and contract review. A post-closing occupancy arrangement requires a written agreement and lender, insurance and legal consideration; it should not be assumed from a friendly conversation.

Choose a sequence that survives a delay

The preferred plan should still function if the apartment takes longer to sell or realizes a lower net amount. Establish the point at which the overlap becomes unacceptable before committing to it.

The Roebling Team at Compass can coordinate the property and marketing timelines. Lenders and counsel should confirm the funding and contract structure. The resulting plan needs to work with the cash available on each date, not just the equity expected at the end.
