Why Resort Villa Two matters
It is one of two mid-rise resort villas in the Ocean Club, the community on the ocean side of Crandon Boulevard. Residents have the community's grounds and beach access without a tower. At 46 residences, the building is small.
One recorded sale, July 2026, at $1,550,000, for a penthouse. It is one sale, not a building price. Pull comparables by plan and floor from closings tied to a specific unit.
Key Biscayne and the Ocean Club
Key Biscayne is a barrier island village south of Miami Beach, reached from the mainland by the Rickenbacker Causeway across Virginia Key. Crandon Boulevard is the main road. Crandon Park and its public beach are at the north end of the island, and Bill Baggs Cape Florida State Park, with its lighthouse, is at the south end. Brickell and Downtown Miami are 15 to 20 minutes away by car without traffic.
The Ocean Club is a community of more than 50 acres on the Atlantic side of Crandon Boulevard, with a Mediterranean-style design by Sieger Suarez. It has 11 buildings and roughly 800 homes: three lake villas, two resort villas, Lake Tower, three club towers and two ocean towers. Each building is its own condominium, so budgets, reserves and rules differ by building. Community facilities include about 8 Har-Tru tennis courts, about 125 beachfront cabanas, pools, a members clubhouse with spa and salon, a health club, a beach bar and pool bar, and a residents' lounge. The community has two controlled entries. Unit finishes of 8'8" ceilings, granite counters and marble baths apply community-wide. Ask which facilities the Resort Villa Two association operates and which are shared across the community with separate dues or access terms.
Architecture and unit composition
The six-story building has an elevator and assigned parking, and its common rooms include a clubhouse, billiards room, business center and a shared kitchen. The architecture follows the community's Mediterranean design. Resort Villa Two and Resort Villa One sit side by side on Crandon Boulevard.
Unit mix. Ask for the original floor plans and the recorded unit sizes before comparing any two sales.
Building operations
The Ocean Club has lobby concierge and optional valet in its towers; ask whether the resort villas share any of that.
Florida's milestone inspection and structural integrity reserve study (SIRS) requirements apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for the current budget, recent financial statements and any repair scope. Ask how the Ocean Club shared costs and facilities are allocated to this building.
Sales context
Resales are the market. One recorded sale, July 2026, at $1,550,000, for a penthouse. It is one sale, not a building price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Nov 1997. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
