Why The Mansions at Acqualina matters
The Mansions was the second building on the Acqualina site, after the 2006 resort and residence tower. It is a 47-story tower with two homes per floor, most of them 4,600 square feet or larger. The third phase, The Estates at Acqualina, followed with 248 residences in two towers on the same site (154 in the 777 Tower and 94 in the 888 Tower), so the Mansions is the smallest of the three newer towers by residence count.
Sales opened in 2012, and Coastal Construction delivered the tower in 2015.
The design is Mediterranean in vocabulary: stucco over concrete, projecting glass balconies, heavy trim and a sculpted crown. The architect of record is Cohen, Freedman, Encinosa, a Miami firm.
The building sits next to the resort. Acqualina Resort & Spa shares the property line, and owners have access to its spa, beach club and restaurants; ask for the terms.
Sunny Isles Beach
Sunny Isles Beach is a barrier-island city of oceanfront towers along Collins Avenue, between Haulover Park to the south and Golden Beach to the north. The corridor is dense with branded and architect-led condominium towers, including Porsche Design Tower, a Ritz-Carlton residential building, Armani Casa and the Estates at Acqualina.
The Mansions sits just south of 180th Street, directly on the ocean. The building has oceanfront plans of 4,600 square feet and up and a resort next door. Aventura and its retail district are a short drive west; Bal Harbour is south.
Architecture and unit composition
Floor plans run from three to five bedrooms with six and a half to seven and a half baths. Lower-floor models occupy floors 4 through 42 and upper models floors 43 through 47, including the penthouses. Standard residences are about 4,600 square feet of interior space; the largest penthouses are above 10,000. Upper residences have terraces with plunge pools or spas and summer kitchens; ask which lines have them.

Building operations
Service is resort-style: concierge, 24-hour valet and security, and room service through the adjoining resort. The amenity deck has two pools, including a reflecting pool with a firepit, 14 cabanas by reservation, a hammam spa, fitness center and private cinema. A grand room serves dinners and events, and the building has a children's center, virtual golf, beachside dining and a dog park.
Owners have privileged access to the resort's spa, beach club and restaurants. Ask what is included in the monthly charge, what is billed per use, and whether the arrangement is documented in a recorded agreement with the resort.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories. For a specific purchase, ask for current staffing and service terms, the operating budget, the reserve study, the inspection report and any special assessments.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Sales opened in 2012 and closings began after the 2015 delivery. One recorded sale, April 16, 2026, at $13.3 million. It is one sale, not a building price. The median assessed value is about $5.7 million; that is a tax figure, not a sale price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Aug 2015. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
