Excelsior
A guide to Excelsior, the small oceanfront condominium at 400 South Ocean Boulevard, with Mediterranean architecture, private arrivals and Lake Boca connections.
The Roebling Research Desk · October 2026
Excelsior occupies an Atlantic beachfront site at 400 South Ocean Boulevard, between Palmetto Park Road and Boca Raton Inlet. Its Mediterranean courtyard and relatively small residential collection give it a different character from the long rows of repeated balconies associated with a conventional coastal tower. Lake Boca lies on the other side of the coastal road, adding a second waterfront reference to this part of the city.
The condominium dates to 2002. The combination of a small building, substantial apartments and private elevator arrivals is the central reason to include it in a search for a large waterfront residence. The relationship between the apartment, its outdoor rooms and the arrival sequence deserves as much attention as the view.

Architecture and arrival
Excelsior is generally described as a ten-story building with 28 residences. Its courtyard, two-story entrance lobby and detailed exterior place it within the Mediterranean architectural tradition used throughout Boca Raton. This is a later interpretation of that vocabulary, rather than a building from Addison Mizner's own period.
Private elevator access changes how a home is experienced. Guests arrive close to the apartment rather than proceeding down a long residential corridor. When comparing units, the relationship between the elevator lobby, service access, kitchen and principal living room is worth examining on the plan. A private entrance does not by itself explain how deliveries or maintenance personnel reach the home.
Residences and outdoor space
The County records Residence 25 at 3,446 square feet with three bedrooms. That is an individual example, not a complete size range. Larger combinations, terraces and any separately identified ancillary spaces should be measured against the specific offering rather than folded into one building-wide figure.
Beach and building services
The amenity program includes an oceanfront pool, cabana facilities, fitness space and a residents' social room, with concierge and valet services described in building marketing. Dockage is also associated with the property. A dock or cabana offered with an apartment should be treated as a separate ownership question: its legal assignment, dimensions, use restrictions and charges need to accompany the residence details.
For a small condominium, the operating budget is part of the housing comparison. Staffing, coastal maintenance and shared recreational spaces serve fewer owners than in a much larger complex. The current budget and capital schedule provide the practical context for those services.
Comparing the setting
Presidential Place offers another small beachfront collection near the inlet. One Thousand Ocean brings a curved architectural plan to the point itself, while Luxuria provides a comparison farther south along the ocean.
