Mr. C Residences Boca Raton
A guide to the proposed Mr. C Boca Raton residences, design team, hospitality program and distinction between included and additional services.
The Roebling Research Desk · October 2026
Mr. C Residences Boca Raton is a condominium development at 41 Southeast 4th Street, with a published program of 133 homes. It brings the Mr. C hospitality brand into the downtown residential comparison through a combination of private apartments, dining and shared recreation.
The project material reviewed in October 2026 presents conceptual designs and proposed amenities. This guide describes that program without treating the residences, restaurant or service operation as completed. As of October 14, 2026, the City of Boca Raton's Planning and Zoning Board was scheduled to consider the revised 133-residence plan on October 15, with city staff recommending approval subject to conditions; no construction start has been reported, and this page should be refreshed after that hearing. The marketed address is 41 Southeast 4th Street (City records list the application under 14 Southeast 4th Street); the sales gallery is at 36 Southeast 3rd Street, a parcel within the project's assembled site.

Hospitality as part of the residential design
Mr. C is the hospitality and residential brand founded by Ignazio and Maggio Cipriani. The developer's legal notice states that Mr. C is not a partner in the developer entity, that the condominium association would need its own brand license or management agreement with Mr. C to offer the Mr. C amenities, and that no such agreement is assured. The restaurant would operate from a commercial component the association does not control. The distinction matters when comparing what is included in ownership with services available for additional payment.
The design team combines Arquitectonica's architecture with interiors by 1508 London and landscape work by ArquitectonicaGEO. The building program includes a porte cochère, residential lobby and an upper recreation deck. These elements organize arrival and shared activity around the private homes.
The proposed residences
The advertised collection focuses on two- and three-bedroom homes. Published design features include open kitchens, tall glazing and balconies with glass railings. The exact interior dimensions and room arrangements should be taken from the selected plan rather than assumed from the bedroom count.
Open living areas can make the relationship between kitchen, dining and terrace particularly important. A household that entertains frequently may assess those connections differently from one that prioritizes separate work and guest rooms. Exterior orientation remains a unit-specific part of that decision.
The project also distinguishes standard finishes from options, including upgraded wood flooring. A model or rendering can show a selection that is not part of every purchase, making the specification schedule an important companion to the floor plan.
Dining, recreation and wellness
The proposed program includes Bellini Restaurant, a rooftop pool and lounge, a separate lap pool, fitness and spa facilities, padel and pickleball courts, a playroom and residents' social spaces. Together they describe a substantial shared recreation offering within an urban condominium.
The project materials expressly identify some services as à la carte. Dining, housekeeping and certain hospitality arrangements should therefore be assessed separately from the association's regular charge. The branded service concept does not establish an all-inclusive operating model.
The Boca comparison
ALINA provides a completed campus comparison with its own building-specific amenity structure. Glass House has a smaller planned residential population. The Residences at Mandarin Oriental proposes a different relationship between residences, hotel and club.
A Mr. C purchase comparison should retain the proposed nature of the program while examining the actual unit, contract, operating budget and service agreements. These determine how the design and hospitality concept would translate into daily ownership.
