Royal Palm Residences
A guide to Royal Palm Residences, a three-part downtown condominium with 48 homes, private arrival and a shared wellness program.
The Roebling Research Desk · October 2026
Royal Palm Residences is a completed condominium at 475 East Royal Palm Road in downtown Boca Raton. Developed by Group P6, it organizes 48 residences into three smaller tower forms rather than one continuous residential block. The address places the building within the downtown comparison, distinct from the beachfront condominiums along South Ocean Boulevard.
The Royal Palm name appears in several Boca properties. This condominium is separate from Royal Palm Yacht & Country Club and from 327 Royal Palm, another Group P6 development. Keeping those identities clear is useful when comparing buildings, membership arrangements and location.

A smaller downtown building collection
The three-part composition is central to the project. It creates a different pattern of exterior walls and exposures from a deep, single-volume tower. The developer emphasizes multiple directions of light, while the specific apartment determines which outlooks and orientations are actually available.
That physical arrangement makes the plan important. A corner with several exposed sides can offer a choice of light conditions during the day, but the positioning of bedrooms, service areas and neighboring buildings still matters. The floor plan should explain how those exposures benefit the rooms used most often.
Apartment, villa and penthouse plans
Group P6 describes a collection including six penthouses and four villas. Published residence sizes extend from approximately 2,425 square feet to more than 7,100 square feet. Its measurement disclosure includes exterior and dividing-wall conventions, so the figures should be compared on the same basis as any alternative property.
The villa and penthouse categories imply different relationships to the building, but each home needs its own plan review. Terrace depth, the separation of sleeping and entertaining areas and the arrangement of entry circulation are more useful than a broad category when deciding how a residence will function.
The completion account describes dual-entry private elevator access and terraces equipped for outdoor cooking. Those features connect arrival and outdoor living to the apartment's internal organization. Parking and storage assignments should remain part of the individual residence comparison.
Wellness and shared rooms
The developer's program includes fitness space, a pool and spa, a lounge and wine cellar, and quieter meeting areas in the lobby. These facilities support a smaller residential population than a large multi-phase campus.
A downtown address also places some of daily life outside the property. The balance between shared building facilities and surrounding restaurants, shops and services is part of the choice. Buyers who prefer extensive grounds may make a different comparison from those who place more weight on the apartment and its urban setting.
Within the Boca collection
ALINA provides a larger landscaped-campus comparison nearby. Glass House and Mr. C Residences Boca Raton add distinct development-stage alternatives. Their proposed programs should be considered separately from the completed building here.
For Royal Palm Residences, the relevant purchase comparison combines the actual residence, its terrace and arrival arrangements, association charges and the current operation of the shared spaces.
