Sabal Point
A guide to Sabal Point, Arvida’s 1965 oceanfront condominium at 700 South Ocean Boulevard, with mid-century architecture and direct beach access.
The Roebling Research Desk · October 2026
Sabal Point is an oceanfront condominium at 700 South Ocean Boulevard. Built in 1965, it is part of the early generation of Arvida residential development along Boca Raton's coast. Its mid-century architecture and direct beach position distinguish it from both the later glassier luxury buildings and the inland club communities.
The 12-story form places a relatively compact tower directly on the ocean side of the coastal road. The important comparison is between individual apartment plans and exposures, rather than treating every home at the address as the same beachfront experience.

An early Arvida coastal address
Arvida's late-1960s advertising identified Sabal Point among its established Boca Raton condominiums. That history places the building in the period when condominium living was becoming a significant part of the city's beachfront housing stock.
The architecture is best understood in that context. The repeated apartment levels and emphasis on waterfront exposure belong to an earlier residential vocabulary than the large private-elevator residences developed in later decades. The result offers a distinct point of comparison for buyers who value setting and an established building over a recently delivered interior package.
The address lies between Palmetto Park Road and Camino Real. Ocean access is immediate, while everyday trips inland follow the coastal road to a bridge connection. The position of an apartment within the tower determines how much of that setting is visible from its principal rooms.
Apartment plans and renovations
County records identify Residence 105 as a 1,291-square-foot apartment with one bedroom and two baths. Larger configurations also appear in the building's resale descriptions. The example is a useful reminder that the building should not be reduced to one standard bedroom count or a broad marketing size range.
Facilities and association structure
Reported shared amenities include an oceanfront pool, club room, fitness space, garage parking, owner storage and staffed entry. The direct route to the beach is the central physical amenity; the other facilities support daily use of the property.
Sabal Point is marketed as a 55-plus community. Current eligibility and occupancy rules should be read in the association's governing documents before a purchase is planned around that description. Rental and pet rules also require their own confirmation rather than being inferred from the building's age or character.
