Sea Ranch Club of Boca
A guide to Sea Ranch Club of Boca, a multi-building waterfront condominium community with marina, beach access, tennis and a distinct townhome collection.
The Roebling Research Desk · October 2026
Sea Ranch Club of Boca is a waterfront condominium community along North Ocean Boulevard near Spanish River Boulevard. It combines four residential towers, a marina and a separate townhome collection within landscaped grounds. Its scale and range of facilities make it a different proposition from a single beachfront building.
The development was built in phases beginning in the early 1980s and extending into the early 1990s. The towers use 4001, 4101, 4201 and 4301 North Ocean Boulevard addresses; the Cove townhomes are associated with 4501. The building and association designation are essential when identifying an individual property.

A community between water and coast
Sea Ranch's residential grounds lie between the Intracoastal side of the barrier island and Ocean Boulevard, with beach access across the road. That arrangement brings boating and the coast into the same community, but the towers should not be described as standing directly on the sand.
The landscaped property is commonly described as approximately 38 acres. Within a development of that scale, the route from a particular residence to the marina, tennis facilities or beach crossing becomes part of the comparison. Two apartments can share the Sea Ranch name while offering different daily paths and outlooks.
Towers and townhomes
County records identify Building A Residence 1007 at 4301 North Ocean Boulevard as a 1981 two-bedroom, two-bath apartment of 1,904 square feet. Other towers were developed later, and their plans should be evaluated independently.
The Cove townhomes add a different housing form. Their multi-level arrangement and relationship to the marina introduce considerations that do not arise in the same way in a single-level tower apartment, including stairs, entry sequence and the distribution of outdoor space.
Facilities and ownership structure
The reported amenity program includes multiple pools, tennis, fitness facilities, a clubhouse with social rooms, walking paths and a putting green. The marina and beach access are the most distinctive features because they connect two different forms of waterfront use.
Dock ownership or use is a separate matter from owning an apartment. Availability, vessel dimensions, charges and transfer terms should be established for the specific slip. Likewise, a putting green should not be confused with a country-club golf membership or an initiation requirement.
The current budget and association documents should identify which charges belong to the residential building and which relate to broader shared facilities. Phased construction also means that maintenance history and current work can differ between buildings within the same community.
Comparisons elsewhere in Boca
Chalfonte combines beachfront towers with marina and tennis facilities farther south. Boca Inlet offers a smaller lake-and-Intracoastal setting, while Ocean Towers provides a direct-oceanfront twin-tower comparison.
