Glass House Boca Raton
A guide to Glass House Boca Raton, its planned 28-residence design, rooftop amenities and downtown setting.
The Roebling Research Desk · October 2026
Glass House Boca Raton is a planned 28-residence condominium at 280 East Palmetto Park Road. Its design combines a relatively small residential population with a glazed exterior and rooftop amenity level. The setting is downtown Boca Raton, rather than direct beachfront.
The developer reported a groundbreaking on April 3, 2025 and announced the start of vertical construction in May 2026. Its April 2025 release gave a second-quarter 2027 completion target; no later schedule or certificate of occupancy has been verified. The project is presented here as a development profile, with proposed designs and facilities distinguished from completed, operating amenities.

A glazed addition to the downtown streetscape
The published design places residences across nine stories, with rooftop amenities on the tenth level. Broad glazing and projecting outdoor areas give the building a different visual character from Boca's established Mediterranean vocabulary. The architectural emphasis is on light, exterior space and the relationship between the apartment and its outlook.
The project team brings together development partners associated with RED-C Group, ASG Development and Exuma Capital Partners. The design materials identify Garcia Stromberg and Hallock Design Group. Those roles should remain separate from the sales organization when describing the building's authorship.
Plans and outdoor area
The collection includes two- to four-bedroom plans. One published example, Residence 82, identifies a four-bedroom home with a 3,865-square-foot unit area and a separate 628-square-foot terrace. The distinction between those measurements is useful when comparing homes across buildings.
A smaller number of residences does not eliminate differences in exposure. The plan's position within the building, the depth of the balcony and the amount of frontage assigned to the principal rooms determine how the exterior architecture is experienced inside.
Arrival and parking are also part of the program. The architectural description includes two parking spaces per residence, air-conditioned storage and a limited collection of private garages. The exact assignments and availability belong with the chosen residence's documents.
The rooftop and wellness program
The planned rooftop combines a pool, cabanas, dining and cooking areas and places to sit outdoors. The Palmetto Lounge provides another gathering space, while the wellness program includes fitness facilities, sauna and steam areas. This places much of the shared recreation above or within the building rather than on extensive grounds.
The developer also advertises outside membership opportunities. Its current description limits The Boca Raton membership offer to select residences and expressly excludes golf. That detail should travel with any description of the benefit; it should not become a blanket promise of resort or golf access.
Comparing the project
Royal Palm Residences offers a completed smaller-scale downtown comparison. ALINA provides a larger landscaped campus, while Mr. C Residences introduces another distinct development program.
For Glass House, compare the proposed home, the documented amenity and parking rights, and current construction status together. Renderings describe design intent; the offering documents and delivered property establish the actual residential arrangement.
