The Residences at Mandarin Oriental, Boca Raton

A guide to the planned Mandarin Oriental residences at Via Mizner, including the residential program, hotel relationship and club membership questions.

The Roebling Research Desk · October 2026

The Residences at Mandarin Oriental, Boca Raton is a branded condominium development at 105 East Camino Real, within the Via Mizner development. Its proposed residential experience combines private homes with access to hotel services and a separate club program. The relationship among those components is central to understanding the offering.

As reviewed October 14, 2026, Mandarin Oriental lists Boca Raton in its upcoming residences collection, and published reporting through August 2026 describes the residential building and the adjoining hotel as unfinished, with construction stalled. In July 2026, lenders filed a foreclosure suit in Palm Beach County against the residential developer entity, alleging among other claims a missed February 2025 completion deadline and the termination of the hotel management agreement. Buyers have also filed lawsuits over delivery, and published reporting describes Chapter 11 proceedings involving owner entities of the adjoining hotel site. These are allegations in pending matters, not findings. The amenities described here are the developer's published program; no certificate of occupancy, opening date, or operating hotel or residential service has been established.

A residence connected to hotel services

The planned sky bridge between the residences and hotel is an important organizing feature. It is intended to connect private residential space with hospitality facilities without making the two properties identical. A residence owner should distinguish the condominium's own common areas from facilities operated by the hotel or club.

The published program includes private elevator foyers, residential social spaces and hotel-supported services. That structure places service access alongside the interior plan as part of the purchase comparison. The actual services, their charges and their continuity depend on the applicable agreements.

Homes and shared facilities

Penn-Florida describes one- through six-bedroom residences, with contemporary interiors and private arrival arrangements. Different plan types should be read individually: a large bedroom count does not explain the separation of guest rooms, entertaining spaces or service circulation.

The proposed common facilities include a rooftop pool and cabanas, a wine lounge, club room, meditation garden and theater. The operator also describes fitness space and residential catering. These are components of the development program, not a statement that every service is included in an association charge.

Outdoor orientation should be considered at the unit level. A downtown residence with distant water or golf-course views differs from a home directly on the beach or course. Future surroundings and the particular floor remain relevant to the outlook.

Club membership and ownership structure

Developer and operator materials describe membership privileges at Via Mizner Golf & City Club as part of the residence program. Whether membership is mandatory, the membership category and the dues, fees and costs were not established in this review and are set by the offering documents. They need to be considered alongside the condominium purchase, and an unstated amount does not mean that no charge applies.

The same terms identify Via Mizner Owner III, LLC as the developer and distinguish it from the Mandarin Oriental brand. Brand management and licensing should be understood through the current documents, including the services promised and the circumstances under which arrangements may change. The lenders' July 2026 complaint alleges that the hotel management agreement was terminated; confirm whether the brand and its services remain attached to the residences.

Position within the Boca collection

ALINA and Royal Palm Residences provide completed downtown comparisons. Mr. C Residences Boca Raton offers a separate branded development program.

For this project, the sequence is especially important: establish present delivery and operating status, review the residence and contract, then assess condominium expenses and club obligations together. A historic launch description should not substitute for those current terms.
