Boca Pointe Community Guide
Explore Boca Pointe, a large village-based Boca Raton area community with varied housing and a separately operated private golf and racquet club.
The Roebling Research Desk · October 2026
Boca Pointe is a master-planned residential community in the Boca Raton market with a much broader range of homes than a single estate enclave. Its association describes roughly 1,000 acres, more than 4,000 residences and 29 villages, immediately outside the city's boundaries in unincorporated Palm Beach County.
The Club at Boca Pointe is a separate part of that setting. Its golf and racquet facilities help define the landscape, but choosing a home requires two distinct decisions: which residential village suits the household, and whether the club's membership program fits the way the household wants to spend its time.

A village comparison comes first
Boca Pointe's size makes a community-wide description only a starting point. The village and ownership form determine the relationship between the home, its immediate surroundings and the association responsible for shared property. A detached residence and a condominium can offer the same general location while creating very different obligations.
Evaluate outdoor space and interior arrangement together. An upper-floor apartment may offer an open outlook with less direct garden access. A townhouse can provide separation between bedrooms and entertaining space, although stairs and parking arrangements deserve attention. A detached house places more of the exterior and grounds under the owner's direct responsibility.
Within each format, renovation quality is important. Replacing surfaces does not necessarily change a closed kitchen, limited storage or the position of the primary suite. Compare the usable floor plan and the scope of completed work before treating two similarly sized homes as equivalent.
A substantial private club
The Club at Boca Pointe offers an 18-hole golf course and a broad racquet program. Its published facilities include tennis, pickleball and padel, together with a separate sports center, pool and dining venues. The addition of several racquet disciplines makes the club relevant to households whose recreational interests extend beyond golf.
Membership is offered to both community residents and nonresidents. A nearby house therefore should not be presented as automatically carrying all of the club's privileges. Establish the category, admission process and charges directly with the club, and review the residential documents separately.
The distinction also matters when comparing golf-course views. A residence can overlook a fairway without the owner choosing a full golf program. Conversely, a member may value proximity to the sports center more than a view of the course from home.
Association structure and costs
The current village budget and governing documents are essential to a useful comparison. Determine what the master association maintains, what the village association maintains and what remains with the individual owner. Insurance, roofs, landscaping and exterior repairs can sit in different places depending on the property.
Add club expenses only under the membership arrangement actually being considered. An association payment and a club payment purchase different services; combining them into one unsourced monthly figure can conceal the structure of ownership. For a condominium, review building maintenance and reserves alongside the condition of the apartment.
Boca Pointe's breadth can support a move between residence types without leaving the same part of the county. It is particularly useful to compare daily maintenance and access to recreation before deciding that a larger interior is the only measure of an upgrade.
