Own an apartment here? See what it would sell for.

A Private Pricing Opinion — what your apartment at 1082 Park Avenue would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

About the building

1082 Park Avenue began as a five-story tenement designed by Frederick T. Camp and built in 1886–87. Augustus N. Allen transformed its exterior in 1925 with a Mediterranean Revival terra-cotta facade. Spiral columns, arched openings and a projecting tiled roof give the narrow building a distinctive Park Avenue frontage. Commercial space remains at the base, and the residential cooperative was formed in 1979. The property now has separate condominium lots for its mixed-use ownership structure.

The five-home residential inventory includes full-floor apartments and upper duplex configurations. An elevator serves the building, with shared laundry and storage supporting the apartments. The penthouse extends into the roof level and has private outdoor space facing Park Avenue. Other homes retain conventional front and rear exposures within the narrow lot. The rooftop enclosure has been subject to LPC review, including an approved 2018 application to modify the addition. The elaborate street facade and the later roof-level construction represent separate periods in the building's development.

Sales sourced from NYC Department of Finance recorded transfers (BBL 1-01500-7501) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage on co-ops is not officially recorded, figures shown are approximate.

What to know if you’re buying

The purchase is a cooperative interest within a building that also has condominium ownership divisions. Building-wide obligations and the residential cooperative's own charges can therefore operate at separate levels. With five residences sharing an elevator and an elaborate protected facade, the allocation of commercial and residential responsibility is particularly relevant to capital work.

Preparing a board package for this building?

The full playbook — what goes in the package, how boards read your financials, the interview, and the timeline — plus sample cover, reference, and personal letters you can adapt.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
