Parc Maison places fifteen condominium apartments in five small buildings around the Prospect Avenue and Eleventh Avenue corner. The three homes at 1105 Prospect Avenue belong to that larger condominium. The development combines townhouse-scale entrances with a shared ownership structure across the site.

Architecture and unit composition

Building operations
Three apartments share this entrance, but condominium-wide decisions concern a fifteen-home association. Five roofs and separate building entrances make its physical maintenance different from that of a single fifteen-apartment elevator building.
DOF identifies eleven nonresidential lots in commercial tax class 4 alongside the fifteen class 1A residences. The largest residential owner holds three apartments, or 20% of the inventory. A separately owned parking or other nonresidential interest can have different tax treatment from the apartment.

What to know if you’re buying
The end of 421-a changes the carrying-cost comparison. The recorded benefit last appeared on the 2025 roll. An older sales description showing reduced taxes therefore reflects a different stage of the exemption from the current purchase. The residential assessment-growth cap and the expired construction exemption are separate features of the tax bill.
