A Private Pricing Opinion — what your apartment at 143 West 27th Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

The cooperative combines the former loft buildings at 141 and 143 West 27th Street, with its entrance at 143. Deep rooms, large sash windows and surviving tin ceilings give the apartments their industrial character. Floor plans range from relatively compact rear lofts to much larger front-facing homes and combined floors, making interior width and window placement important distinctions within a small building.

Architecture and unit composition

Typical loft features include exposed brick, wood floors and ceilings around ten feet high. Two-bedroom layouts occupy approximately 1,100 to 1,250 square feet, while larger homes extend beyond 2,000 square feet. A combined full floor has accommodated four bedrooms plus work space, with a skylight adding light to its interior.

These floor plates support open kitchens and long living-and-dining areas. Bedroom partitions, offices and dens reflect successive renovations. A loft with several interior rooms can have a different relationship to its windows from an open plan covering a similar area. Several apartments have in-unit laundry and central air conditioning, but these are individual improvements.

The building remains six stories in a zoning district whose permitted residential floor area substantially exceeds its existing bulk. Unused FAR on paper doesn't confer a right to add floors, and it doesn't show whether development rights remain available to the cooperative.

Building operations

A key-locked elevator serves the residential floors. The cooperative has an intercom and a superintendent, without a doorman. Shared storage and a bicycle room supplement the apartments; additional personal storage is associated with some homes.

The joined-building arrangement also matters when reading floor plans: the address covers more than one original structure, and combined residences can span areas that once had separate apartment entrances.

Sales sourced from NYC Department of Finance recorded transfers (BBL 1-00803-0014) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage on co-ops is not officially recorded, figures shown are approximate.

Preparing a board package for this building?

The full playbook — what goes in the package, how boards read your financials, the interview, and the timeline — plus sample cover, reference, and personal letters you can adapt.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
