151 Newel Street is a four-story condominium of four floor-through homes on a 25-by-100-foot lot in Greenpoint, with about 5,680 square feet of floor area per city records. Permits were approved in May 2021, according to published construction reporting, and city records give 2022 as the year built. Sales launched in July 2023 with prices from $1,949,000 and homes of about 1,300 to 1,988 square feet.

It is now a finished, sold-out building. ACRIS records all four sponsor sales between September 2023 and January 2024, at prices from $1.65 million to $2.45 million and about $1,430 to $1,510 per square foot where sizes are published. That makes it a recorded benchmark for the four-unit new construction that has followed on Greenpoint's side streets.

Architecture and residences

Each of the four homes takes a full floor. Listing records describe two- and three-bedroom layouts, with a two-bedroom penthouse at the top. Published construction reporting released completed interiors in July 2023. No architect of record was identified in the records reviewed for this page.

Some listing records give a 1960 year built or describe the building as prewar. Those labels do not match city records, which give 2022, or the 2021 permits for a new building.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD220047), the plan was submitted February 28, 2022, accepted May 17, 2022, and declared effective May 11, 2023, with 151 Newel LLC as sponsor and four residential units. The total offering price rose from $7,482,000 to $8,118,000, an increase of $636,000. The database records one unit sold, a figure set at effectiveness and not updated after the closings.

Recorded sales

ACRIS shows four sponsor deeds:

Residence Deed date Recorded consideration Implied price Approx. $/sf
1 September 20, 2023 $2,450,000 $2,450,000 not published
4 (penthouse, 2 bed) September 18, 2023 $1,680,113 $1,650,000 $1,508
3 (3 bed) October 31, 2023 $1,895,000 $1,895,000 $1,458
2 January 29, 2024 $1,860,000 $1,860,000 $1,431

The penthouse figure equals $1,650,000 plus 1.825%, the combined state and city transfer tax below $3 million, which is how a buyer-paid sponsor transfer tax shows up in the consideration. The square-foot figures are from listing records, not the deeds. On implied prices, the four homes sold for $7,855,000, about $263,000 below the offering total. A $0 deed on the penthouse in October 2025 is a non-market transfer. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you’re buying

Resales only. The sponsor has sold every unit. Price against the four deeds above and against newer four-unit buildings nearby.

Tax position. No tax abatement was disclosed in the records reviewed. Check the current tax bill for each unit, not the plan's projection.

A four-unit condominium. Read the by-laws on how the four owners make decisions and share costs for the roof, facade and building systems, and ask about the reserve.

Closing costs. On a resale the buyer pays the state mansion tax of 1% at $1 million and above; the seller customarily pays the transfer taxes. Use the calculators below to run your price.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
