151 Freeman Street is a seven-residence condominium on a 50-by-100-foot lot on Freeman Street in Greenpoint, a short walk from the Greenpoint Avenue G station. The Attorney General accepted the offering plan in January 2026 at a total of $17.8 million, an average of about $2.54 million per residence.
Asking prices in listing records run from about $1,920 to $2,020 per square foot, from a 989-square-foot garden two-bedroom at $1.899 million to a 1,751-square-foot penthouse at $3.538 million. The penthouse ask is well above the $1.89 million to $2.35 million sponsor sales recorded at 130 Huron Street in 2025, and the per-foot asks are above the roughly $1,400 to $1,750 per square foot asked at 174 Eagle Street.
The building is close to closings. In October 2026 the Department of Buildings completed the allocation of condominium tax-lot numbers to the units, the step that lets the city assign each apartment its own tax lot ahead of the first deeds.
Architecture and residences
The new-building application (job 321599267) dates to December 2020, when an earlier ownership entity filed for a four-story, six-unit building. The filing was later amended under Paul Lombardi, RA, to a three-story building with a cellar and penthouse, seven dwelling units, 48 feet tall and about 10,000 square feet of floor area. The site combines two former lots, which is why PLUTO carries a 50-foot frontage and an earlier 25-foot builder's pavement plan appears in city records. PLUTO has not caught up: it shows six units, three floors and 7,084 square feet.
Listing records describe a cream brick facade with floor-to-ceiling windows, and a mix of one-, two- and three-bedroom homes, from garden residences to two full-floor penthouses reached by keyed elevator with roof terraces. Published finishes include white oak floors, walnut kitchen cabinetry with bookmatched marble, waterfall islands, integrated Miele appliances, porcelain baths with walnut vanities and soaking tubs. Residence 1A has a private garden of nearly 400 square feet, and Residence 1C a rear yard of about 1,110 square feet.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD250231), the plan was submitted July 23, 2025 and accepted January 12, 2026, with 151 Freeman Street LLC as sponsor, for seven residential units at a current total offering price of $17,799,000. The record shows no effective date and no units sold. The plan's record page could not be opened for this review, so the price at acceptance and any amendments are not confirmed here. Read the amendments with the contract.
Listing records reviewed in September and October 2026 show these asks:
| Residence | Layout | Size | Ask | $/sf | Status |
|---|---|---|---|---|---|
| 1A | 2 bed, 2 bath, private garden | 989 sf | $1,899,000 | $1,920 | Available |
| 2B | 3 bed, 2 bath | 1,366 sf | $2,700,000 | $1,977 | Available (sponsor unit) |
| PH B | 3 bed, 3 bath, full floor | about 1,751 sf | $3,538,000 | $2,021 | Available |
These are asking prices, not contract prices. The three listed homes total $8.14 million, leaving about $9.66 million of the offering across the other four residences. Listing records for 1A show projected common charges of $587 a month and real estate taxes of $989 a month; 2B shows common charges of $998 a month. One listing record allows 90 percent financing. Confirm both in the plan's budget and Schedule A.

What to know if you’re buying
Accepted, not yet effective. The sponsor can sign contracts, but closings require the plan to be declared effective by amendment. Deposits stay in escrow until then.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4 percent, 0.65 percent at $3 million or more) and the New York City real property transfer tax (1.425 percent above $500,000), plus the state mansion tax: 1 percent from $1 million, 1.25 percent from $2 million and 1.5 percent from $3 million. Use the calculators below to run your price.
Unit count. The plan and the current filing say seven homes; PLUTO still shows six from the original application. Confirm against Schedule A.
Carrying costs and abatement. No tax abatement has been confirmed in this review. The plan's tax disclosure governs.
Sponsor board control. The sponsor controls the board until enough units close to turn it over, as the by-laws set out.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
