227 West 19th Street is an 11-story condominium of eight homes on the block between Seventh and Eighth Avenues, designed by DXA Studio. RoundSquare Development and VM Properties Group bought the site, then a two-story building, for $5.95 million in October 2023, per published construction reporting. City records now carry an 11-story, 21,732-square-foot building of eight units on a 3,606-square-foot lot.

Divided by eight, the building's gross area is about 2,700 square feet per home. That is an allocation of gross area, including the lobby, cores and amenity space, not a measured apartment size, but it indicates large units. Listing records describe oversized windows, a private balcony and direct elevator access for each home.

The block is already a condominium block. 217, 223, 241 and 251 West 19th Street are all condominiums, and the 1 train stops at 18th Street on Seventh Avenue.

Architecture and residences

DXA Studio's design is in red brick, with fluted bond patterns on the angled walls behind the balconies and across the first two stories. The balconies are triangular, "pleated" projections lined with planting beds, and they give the south facade its sawtooth profile. The massing rises evenly to the eighth floor, where loggias frame a setback; the top three floors step into an L-shaped plan under a flat roof. Published construction reporting saw the concrete frame past the halfway mark in July 2025 and expected it to top out that summer.

The scheme grew. The first permits, reported in February 2024, described a six-story, 60-foot building of five residences averaging about 2,655 square feet. The Department of Buildings new-building filings now show 11 stories, 124 feet and eight dwelling units. A separate alteration filed in October 2026 lists five dwelling units, which conflicts with the new-building filing and looks like a data-entry carryover; confirm the count in the offering plan.

Unit mix, sizes and finishes have not been published.

Offering and pricing

No offering plan record and no asking prices were found as of October 2026. Listing records set a third-quarter 2026 sales target, which has passed without published pricing, and show a 20% minimum down payment. Treat that figure as unconfirmed until the plan states it.

With eight homes and about 2,700 square feet of gross area per home, this is a building of large residences. Its pricing will be set against recent new Chelsea condominiums of similar size, such as The Myles on West 21st Street, rather than against older lofts on the block. Wait for Schedule A before drawing any per-foot conclusion.

Compliance status
Below the individual-building threshold

This building is below the 25,000 sq ft threshold at which LL97 limits apply to a building on its own. It is still covered if it shares a tax lot or condominium board with buildings totaling over 50,000 sq ft; confirm on DOB’s covered-buildings list.

What to know if you’re buying

Before the plan is accepted. The Attorney General must accept an offering plan before a sponsor can sign purchase contracts and take deposits. Before acceptance a sponsor may collect expressions of interest under an approved CPS-1 application, but may not take reservations or deposits, and an interest list does not secure a unit.

Deposit and contract. New-development contracts typically require a deposit of 10% at signing, held in escrow, with some sponsors asking for 20%. The plan and contract package state this building's terms.

Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%, or 0.65% at $3 million or more) and the New York City real property transfer tax (1% at $500,000 or less and 1.425% above for a residential unit), plus the state "mansion tax" of 1% at $1 million, rising in tiers to 3.9% at $25 million in New York City. Use the calculators below to run your price.

Closing on a temporary certificate of occupancy. A sponsor can close on units while the building holds a temporary certificate of occupancy, renewed periodically until a final one issues. Ask what the sponsor holds back until then.

Carrying costs and abatement. No tax abatement has been disclosed. The plan's budget will project first-year common charges and real estate taxes; with a concierge and fitness room spread over eight owners, expect common charges per foot above those of unstaffed buildings of similar size.

Sponsor board control. The sponsor controls the board until enough units are sold to turn control over to owners. The declaration and by-laws set the threshold.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
