237 East 77th Street is a six-residence condominium on a narrow mid-block lot between Second and Third Avenues. The lot is 2,554 square feet and zoned R8B, a contextual zoning district that limits building height. Six homes in about 16,700 square feet works out to roughly 2,800 gross square feet per residence, which is the scale of a full-floor boutique condominium.

The lot sat vacant and overgrown after the 2015 demolition. The nearest subway is the 6 train at 77th Street and Lexington Avenue, to the west.

What's planned

Published construction reporting describes an eight-story building with straightforward massing, setbacks on the top two floors and a bulkhead with an adjacent roof deck. The only image released is an elevation diagram from the construction board: a column of bay windows on the centerline, flanked by narrow rectangular windows, symmetrical across the facade. The cladding has not been disclosed. No renderings have been released.

Planned amenities reported are a fitness center, a children's playroom and private storage. The DOB new-building filing, describing the work as a "proposed new 7 story building," lists 6 dwelling units; the building's height in the filing is 74 feet. Confirm story count, unit mix and amenities in the offering plan once filed.

What to know if you’re buying

Reservations before plan acceptance are non-binding. They hold a place in line, and either side can walk away until a contract is signed.

The plan must be accepted before contracts. The sponsor files the offering plan with the Attorney General; the plan sets prices, the unit list, the first-year budget and closing conditions.

Deposits are held in escrow. Typical sponsor deposits run 10 to 20 percent of the price and sit in escrow until closing.
