About the building
34 East 13th Street is the residential address of 116 University Place, a corner condominium designed by Morris Adjmi for Ranger Properties and KD Sagamore Capital. Deeply recessed window frames give the façade a coffered appearance, with the grid turning onto both street elevations. The new-building permit was issued in January 2017; residential closings began in 2019 and DOB signed off the building that November. Commercial space occupies the base.
The five apartments include full-floor residences of approximately 3,056 square feet and a duplex penthouse with terraces. The broad corner exposure supplies numerous windows along the living spaces, with ceilings around ten feet in the typical homes. Elevators open directly into the apartments. The upper residence steps back above the street wall, creating outdoor space beyond the enclosed floor plate. Entrances and ownership are divided between the residential and commercial parts of the property.
