420 East 75th Street is a six-residence condominium on a 37.5-foot-wide interior lot between First and York Avenues. Every home is a full floor with a three-bedroom layout, a private elevator landing and outdoor space, so the building trades on privacy and scale rather than amenity count. The offering plan prices the six units at $28,665,000 in total, an average of about $4.78 million a home.
The plan is effective and sponsor deeds are on record. Unit 5 closed at $4,565,000 in April 2026 and Unit 6 at $4,879,000 in May 2026, per ACRIS. The penthouse is the published listing as of October 2026, at $4,495,000 after a cut from $4,750,000.
That puts the building in a narrow lane on the Upper East Side: new construction, condominium ownership with no board interview, and a full floor priced under $5 million.
Architecture and residences
ARC Architecture + Design Studio designed a light-gray brick facade with a grid of recessed windows and long balconies on the north elevation, rising seven stories to a roof deck. The developer first planned to keep two existing two-story buildings as the base and build above them; that scheme was dropped for ground-up construction. An earlier Department of Buildings filing for the site showed 10 apartments. The plan as accepted has six.
Published construction reporting gives an average of about 1,525 square feet per home, which reads as an allocation of gross area. Listing records show larger interiors: 2,350 square feet for Unit 2 and 2,117 square feet for the penthouse, which adds a roughly 300-square-foot north-facing terrace and a south-facing balcony off the primary suite. Confirm each home's interior and exterior area against Schedule A, which Amendment 2 replaced along with the floor plans and unit designations.
Finishes in published materials include Shinnoki-paneled cabinetry, Calacatta Caldia marble counters, Wolf, Sub-Zero and Cove appliances, a walk-in pantry with trash chute, pocket doors, programmable lighting, radiant-heated primary bath floors and in-unit laundry.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD230323), the plan was submitted November 30, 2023 and accepted May 29, 2024 at $28,665,000 for six residential units. Amendment 1 declared it effective on June 18, 2025, with one unit, or 16%, in contract; it also issued a new Schedule A, updated real estate taxes and offered storage space licenses. The database still records one unit sold, while ACRIS shows two sponsor closings in 2026. Amendment 2, accepted February 9, 2026, carried a new Schedule A, revised floor plans and the temporary certificate of occupancy. Amendment 3, accepted August 6, 2026, updated the temporary certificate and noted a $5,000 escrow for permanent certificate of occupancy items.
Published asks and recorded sales, as of October 2026:
- Unit 2: launched at $3,995,000 in February 2025 for 2,350 square feet, about $1,700 a square foot; listing records later show $4,195,000, about $1,785 a square foot.
- Unit 4: asked $4,395,000; listing records show it went into contract in April 2026 and came off the market in June 2026. No deed is recorded.
- Unit 5: closed at $4,565,000, deed dated April 7, 2026 (ACRIS).
- Unit 6: closed at $4,879,000, deed dated May 29, 2026 (ACRIS). Listing records report $4,735,000 for the same closing; the deed figure may include an accessory room or other consideration.
- Penthouse: asking $4,495,000 for 2,117 square feet, about $2,123 a square foot, down from $4,750,000 (about $2,244). Listing records show common charges of about $2,076 a month and real estate taxes of about $2,018 a month.
The asks sit between about $1,700 and $2,250 a square foot, with the penthouse's outdoor space carrying the premium. The Attorney General record still shows one unit sold; ACRIS shows two closings.

What to know if you’re buying
The plan is effective. Contracts are binding and closings are occurring. Read Amendments 2 and 3 with the plan: unit designations, floor plans and Schedule A changed after acceptance.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.65% at $3 million or more) and the New York City real property transfer tax (1.425% for a residential unit above $500,000), plus the mansion tax, which is 1.5% between $3 million and $5 million in New York City. On a $4.5 million home that is about $93,375 in transfer taxes before any gross-up and $67,500 in mansion tax. The calculators below run your price.
Temporary certificate of occupancy. The building is closing on a temporary certificate. Ask what is open on the permanent certificate and how the $5,000 escrow covers it.
Six owners carry the budget. In a six-unit condominium each owner holds roughly a sixth of the common charges, and any capital cost, from the elevator to the roof, is shared across six homes. Read the plan's budget and reserve line.
Service. The lobby is virtual-doorman with part-time attended hours, per listing records. Confirm the staffing schedule if package and guest handling matter to you.
Storage. Accessory rooms are licensed or sold separately under Amendment 1. Price one with the unit if you need it.
Use rules. Listing records report pied-à-terre use, gifting, co-purchasing and leasing as permitted. Confirm against the declaration and by-laws before you rely on any of them.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
