57 Lispenard Street occupies the through-block building once used by Pearl Paint, with a second frontage on Canal Street. Built for developer John D. Wolfe, it has a two-story cast-iron base beneath a stone-faced upper section. The Lispenard frontage measures about 37 feet across. Residential conversion work received DOB signoff in 2018; Vornado subsequently converted the rental lofts to condominium ownership through a filing accepted in 2024.

Each of the four residences occupies a full floor, with approximately 2,200 square feet and direct keyed-elevator access. Windows at both ends take advantage of the building's street-to-street footprint. High ceilings and exposed masonry preserve the loft character above the commercial base. The residential entrance is on Lispenard Street.
