A Private Pricing Opinion — what your apartment at 6 South Portland Avenue would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

About the building

6 South Portland Avenue is a 24-foot-wide Italianate brownstone built by Lawrence Kane around 1872, close to Fort Greene Park. Its carved window lintels, entrance surround and raised stoop were the subject of a substantial restoration designed by Easton Architects. LPC approved restoration work in 2018, and the New York Landmarks Conservancy supported the project in 2019. Habitat Magazine covered the six-residence cooperative's undertaking in February 2020, when the building was self-managed. Work included the stoop and ornamental newel posts as well as deteriorated brownstone detailing.

The house contains apartments of markedly different sizes, from compact accommodation to larger homes occupying the width of the building. Parlor-level living space has high ceilings, decorative mantels and tall front windows. A rear terrace accompanies some of that accommodation; outdoor space is attached to particular homes. Interior renovations have incorporated laundry and additional storage within the existing rooms.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02099-0045) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage on co-ops is not officially recorded, figures shown are approximate.

What to know if you’re buying

The restored façade remains a shared obligation. This small cooperative has already undertaken specialist work on its carved stonework and stoop. Future repairs to those features must follow the historic district's approval requirements, with the expense divided among six residences.

Preparing a board package for this building?

The full playbook — what goes in the package, how boards read your financials, the interview, and the timeline — plus sample cover, reference, and personal letters you can adapt.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
