735 DeKalb Avenue is a 1931 three-story, six-family building on a 25-by-100-foot lot that is being rebuilt as a six-story, six-residence condominium. The Department of Buildings classifies the job as a new building with existing elements to remain, which means most of the structure will be new while parts of the old building stay. The sponsor submitted the offering plan to the Attorney General on August 12, 2026.
The plan totals $9.4 million, or about $1.57 million per home. The filing's 13,280 square feet of construction area works out to about 2,200 square feet per home, a gross figure that includes the cellar, stairs and walls. The 1931 building's six apartments averaged about 810 square feet of gross area by PLUTO's count.
ACRIS shows two mortgages dated June 2, 2026, of $3,907,000 and $4,303,000, consolidated at $8,210,000, consistent with a construction loan.
Architecture and residences
The primary filing was made in December 2025 and approved in May 2026. It proposes a six-story residential building, 74 feet tall, with six dwelling units and about 13,280 square feet of construction floor area, up from three stories and 30 feet. Related filings cover underpinning, support of excavation, foundations, structural steel, sprinklers and a curb cut. Permits for the main job, foundation and earthwork issued on August 5, 2026. A sidewalk shed was permitted in June 2026.
No architect of record appears on the filings reviewed; the applicants are engineering firms. Unit layouts, finishes and amenities have not been published. A curb cut is part of the job; whether it serves parking is not stated, and the plan is the source to confirm.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD260295), the sponsor, 735 DeKalb Realty LLC, submitted the plan on August 12, 2026 with a total offering price of $9,400,000 for six residential units. The construction type is listed as rehabilitation, consistent with a building that keeps some existing elements. The database shows no acceptance date and no amendments.
No asking prices have been published. Until the Attorney General accepts the plan, the sponsor cannot sign purchase contracts or take deposits or reservations, binding or non-binding; an interest list does not secure a unit.
Local Law 97
This building is below the 25,000 sq ft threshold at which LL97 limits apply to a building on its own. It is still covered if it shares a tax lot or condominium board with buildings totaling over 50,000 sq ft; confirm on DOB’s covered-buildings list.

What to know if you’re buying
Timeline. Construction permits issued in August 2026, so delivery is likely a year or more away. Read the plan's projected first-closing date and the sponsor's outside date for rescission.
What stays. Ask which existing walls, foundations or floors are retained and how the engineer's report treats them.
The existing apartments. The building had six dwelling units before the job. Housing-code complaint records list apartment-level complaints through 2016 and one building complaint in 2023, so the apartments were occupied within the last decade; the building's housing registration lapsed in 2015, and this review could not establish whether anyone lives there now. Read the plan's disclosure on occupied units and tenant rights, and confirm that every residence will be delivered vacant.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million and above. Use the calculators below to run your price.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
