A Private Pricing Opinion — what your apartment at 735 Myrtle Avenue would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
735 Myrtle Avenue is an eight-story building on a 50-by-87.5-foot lot on Myrtle Avenue. It has ten condominium residences above a ground-floor commercial unit. The Attorney General accepted the offering plan on April 14, 2026 at $14 million, an average of $1.4 million per residence if the whole total is allocated to the homes. The plan's split between the residences and the commercial unit was not available to us.
The site is zoned R7D with a C2-4 commercial overlay, which allows more height than the brownstone blocks to the south. The Myrtle–Willoughby G station is a short walk away.
Architecture and residences
Leandro Nils Dickson Architect filed the new building in August 2024, when demolition permits had been filed for the two-story building on the site. The Department of Buildings approved the application in October 2024 and issued the first permit on June 16, 2025. The filing describes an eight-story, ten-family mixed-use building, 91 feet tall, with about 26,530 square feet of construction floor area. Related filings cover boilers, mechanical systems, foundations, excavation support and new curb cuts. A further amendment was filed on October 27, 2026 and is awaiting a plan examiner.
Published construction reporting from September 2024 described 18,338 square feet of zoning floor area: 12,499 square feet residential and 5,838 square feet commercial. It counted ten residences averaging about 1,249 square feet and one enclosed parking space. PLUTO now carries 22,526 square feet, with 16,687 residential and 5,839 retail. The two residential figures do not match, which may reflect gross against zoning floor area. Unit layouts, finishes and amenities have not been published.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD250258), the plan was submitted August 11, 2025 and accepted April 14, 2026, with 735M LLC as sponsor. The record classes the occupancy as split residential, with 10 residential units and 11 in total. The initial and current total offering price are both $14,000,000. The record shows no effective date and no units sold. We could not open the amendment record, so any amendments were not reviewed.
We found no asking prices in listing records as of October 2026, and no condominium tax lots or deeds in ACRIS.

What to know if you’re buying
The commercial unit. Ask what use the commercial unit is limited to, how its common charges are set against the residences, and what control its owner has over the board and the facade.
Construction status. The building had permits but no certificate of occupancy in October 2026, and an amendment was pending. Ask for the expected temporary certificate of occupancy date and read the plan's provisions for delay.
E-designation. The lot's environmental designation (E-433) usually covers hazardous materials, noise or air quality. Ask how it was satisfied.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the mansion tax, which starts at 1% at $1 million.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
