771 Park Avenue is a three-story, six-unit walk-up from 1931 on a 25-by-100-foot lot on Park Avenue at the northern edge of Bedford-Stuyvesant, where it meets Williamsburg. The sponsor plans to enlarge it to four stories plus a penthouse level and turn six apartments into four larger condominium homes.

The Attorney General accepted the offering plan in February 2026. The plan's $6,051,150 total averages about $1.51 million a home. Construction permits issued the same month, so the building a buyer would contract for does not yet exist.

Architecture and residences

Baobab Architects P.C. filed the job with the Department of Buildings in August 2024 as an alteration that the city treats like a new building with existing elements to remain. The filing proposes a vertical and horizontal enlargement of the existing three-story building with cellar, 30 feet tall with six apartments, into a four-story residential building with a penthouse level and cellar, 45 feet tall with four apartments. It lists about 7,500 square feet of construction floor area, roughly 1,875 square feet per home before common space, at an estimated cost of $1.6 million. The city approved plans in December 2024 and issued the permit February 10, 2026.

PLUTO records the existing building at 3,750 square feet on an R6A lot. Permits for support of excavation, underpinning, foundation and earthwork, a construction fence, a sidewalk shed and scaffolding were in place by October 2026. The owner named on the permit filing is a different LLC from the plan's sponsor entity; the plan should explain the relationship. No unit layouts, finishes or amenities have been published.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD250221), the plan was submitted July 14, 2025 and accepted February 27, 2026 at a total offering price of $6,051,150, with 771 Park LLC as sponsor. The record classes it as a rehabilitation and lists four residential units. It shows no effective date and no units sold. The Attorney General's online record returned no data when checked for this page, so these figures come from the database's summary export and any amendments were not reviewed. No asking prices were found.

What to know if you’re buying

Buying before construction. Contracts signed now are for homes that will be built over the next one to two years. Read the plan's construction schedule, the outside closing date and the remedies if the sponsor misses it.

The building's prior apartments. PLUTO still records six apartments. The lot last sold in September 2024 for $2.7 million, per ACRIS, and the sale listing at the time described the building as delivered vacant. By October 2026 the Department of Buildings had issued permits for support of excavation, underpinning, foundation work and a sidewalk shed, so the work is under way on an empty building. Public records reviewed for this page do not show whether any of the six apartments was rent-stabilized before the sale; ask the sponsor and read the plan's disclosure on prior tenancies.

Closing costs. In a sponsor sale the buyer customarily pays the New York State transfer tax (0.4%) and the New York City transfer tax (1.425% above $500,000), plus the mansion tax of 1% from $1 million. At the plan's average of about $1.51 million that is about $27,600 in transfer taxes and $15,100 in mansion tax.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
