74–76 Spencer Street is a twelve-residence condominium made up of two adjacent six-story buildings. Henry Radusky was the architect on the separate new-building applications, each approved for six dwellings. The homes trade under two street addresses but belong to one condominium association.
The development dates to the early-2000s period of residential construction in the Wallabout area. Its site lies within a special mixed-use zoning district that combines manufacturing and residential designations. The association's long-term 421-a benefit remains active, an important component of its carrying costs.
Architecture and unit composition
