Aliya is a nine-home condominium on Metropolitan Avenue near Graham Avenue, in the East Williamsburg blocks between McCarren Park and Cooper Park. Sales opened in spring 2026. By May, published reporting counted six of the nine homes in contract, and ACRIS shows sponsor deeds from $860,000 to $1,975,000 recorded in July and August 2026.

Asking prices ran from $850,000 for the smallest one-bedroom to $2.25 million for the garden home, mostly between about $1,490 and $1,610 per square foot.

Architecture and residences

The building is not ground-up. The Department of Buildings job filed in February 2024 describes a vertical and horizontal addition to an existing two-story building with a cellar, taking it to six stories and nine units. Permits were issued in January 2025. Leandro Nils Dickson Architect is the applicant.

Published reporting and listing records describe floor-to-ceiling double-pane windows, 7-inch white oak floors, ducted heating and cooling, Taj Mahal quartzite kitchens with Fisher & Paykel appliances, and in-unit washers with vented dryers.

The unit mix is reported in two ways. One building description gives a three-bedroom garden maisonette, two full-floor one-bedrooms and six half-floor one-bedrooms. Listing records instead show a two-bedroom, 2.5-bath garden home of about 1,432 square feet and a two-bedroom penthouse of about 1,240 square feet, with the half-floor one-bedrooms at about 556 to 724 square feet. The plan's Schedule A settles the count.

Offering and pricing

Published asks, from listing records in April through June 2026:

  • One-bedrooms: $850,000 for about 564 square feet up to $1,150,000 for about 724 square feet on the sixth floor, roughly $1,485 to $1,590 per square foot; one terrace one-bedroom listed common charges of $443 and taxes of $337 a month
  • Penthouse: two bedrooms, about 1,240 square feet, at $1,995,000, about $1,609 per square foot
  • Garden home: about 1,432 square feet at $2,250,000, about $1,571 per square foot

Recorded sponsor closings. ACRIS shows deeds on five of the nine unit lots, recorded July and August 2026: $860,000, $1,060,000, $1,070,000, $1,112,500 and $1,975,000. The $1,975,000 sale lines up with the penthouse ask. Matching the other lots to specific homes requires the condominium's floor plans.

What to know if you’re buying

Resale or the last sponsor units. With most homes closed, the remaining supply is the last sponsor inventory and, soon, resales. Use the recorded deeds as the comparison set.

Retained structure. The filing keeps elements of the original two-story building. Ask the plan's engineer's report what was retained.

Taxes. Sponsor sales customarily shift the New York State and New York City transfer taxes to the buyer. The mansion tax of 1% applies at $1 million and above, which covers most of this building.

Carrying costs and abatement. Confirm common charges and real estate taxes against the plan's budget and ask whether any abatement applies.

Sponsor control. With closings under way, ask when control of the board passes to owners.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
