Why move from NYC to New Jersey: waterfront apartments and suburban houses
Two different searches sit inside “moving to New Jersey.” One stays with apartment ownership across the Hudson.
Two different searches sit inside “moving to New Jersey.” One stays with apartment ownership across the Hudson. The other trades the city apartment for a house, with a different amount of land and a longer first leg to transit.
Service notice — October 11–November 14, 2026: Portal Bridge work diverts weekday Midtown Direct service on the Morristown Line, Gladstone Branch and Montclair-Boonton Line to Hoboken. Weekend Midtown Direct service continues to New York Penn. Regular service is scheduled to resume November 15, subject to testing. NJ TRANSIT’s current notice.
Start by choosing which change is intended. A waterfront condominium and a detached house in a rail town should not be compared only by asking price or the number of bedrooms.
The waterfront keeps the building in the equation
Hoboken, Jersey City, Weehawken and Edgewater offer different relationships to PATH, ferries, buses and the waterfront. The apartment’s exact location matters more than a broad across-the-river description.
Compare building finances, assessments, parking, outdoor space, insurance and the route from the entrance to the chosen transit stop. In Fort Lee and Cliffside Park, changes in elevation and the bus or road connection need their own review. A view of Manhattan is not a measure of the journey to it.
The suburban search changes the maintenance budget
A house in Summit, Ridgewood, Maplewood or South Orange carries its own building and site obligations. A larger parcel in Franklin Lakes, Bernardsville or Far Hills creates another kind of property comparison. Princeton and Rumson extend the geography further and need a travel pattern that fits their locations.
The relevant questions are physical: usable interior space, renovation scope, grounds, drainage, access and the condition of major systems. A lower initial price is not a completed comparison if significant work remains.
Use the New Jersey place pages to identify the setting, then compare actual tax bills, insurance quotes and inspections for the shortlisted properties.
Test the transit service for the intended date
The New Jersey commute guide compares the networks and dates the temporary change. Check the service operating on the date you intend to travel.
Check both the entry and the eventual exit
New Jersey’s transfer-fee rules changed in 2025. The additional Graduated Percent Fee on qualifying transfers above $1 million is now structured by price tier and assigned to the seller by statute. The transfer-fee guide explains the current calculation. State guidance.
For a cross-border move, income taxes and residency also need an individual calculation. A New Jersey address does not itself eliminate New York tax on New York-source income.
The strongest shortlist makes the trade explicit: a particular apartment or house, a documented ownership budget and a transit route that works for the actual city destination. New Jersey’s range is useful because those choices differ substantially within the same state.
