Estancia Community Guide

Explore Estancia, Estancia South and Estancia West, three established Boca Raton residential sections with individual houses, mature settings and separate association considerations.

The Roebling Research Desk · October 2026

Estancia is a useful name to know when looking for an established house in central Boca Raton. It encompasses three related residential sections—Estancia, Estancia South and Estancia West—around the Powerline Road corridor south of Glades Road. The setting is inland, with access to the Town Center area and the city's main east–west roads.

The appeal is the relationship between house, lot and mature landscape. These are individual residences in established gated settings, with differences in age, renovation and site planning. A search should identify the particular Estancia section from the outset; the name alone does not establish the association, entrance or facilities attached to a property.

The houses and their setting

One example shows the scale of the earlier housing. A 1976 house on South Grande Drive occupies approximately one-third of an acre and has 2,895 square feet under air. Its recorded total area is 4,133 square feet, including garage and porch space. Concrete-block construction, a stucco exterior and a pitched tile roof describe a familiar South Florida house type of the period.

That example is not a neighborhood size range. It illustrates why total square footage and interior living area should remain separate when comparing homes here. A substantial covered terrace or garage can enlarge the total without increasing the amount of conditioned living space.

Estancia's development over several decades also means the condition of the roof, windows, drainage and outdoor areas can be more consequential than cosmetic differences. An original house, a substantially reconstructed house and a newly redesigned interior may occupy comparable lots while involving very different maintenance budgets.

Established landscaping contributes to the neighborhood's character, but the usable garden deserves a separate look. Tree canopy, setbacks, pool placement and neighboring buildings can make two similarly sized parcels function differently. A broad lawn, a shaded terrace and a larger pool deck each create a different balance between outdoor use and upkeep.

Three sections, individual decisions

The three Estancia names should be treated as related location choices, with the governing documents for the actual property controlling its obligations. Do not carry an amenity description, assessment amount or architectural rule from one section into another. The same applies to lease terms and the process for exterior alterations.

For someone planning a substantial renovation, the house and site should be reviewed together. Confirm the existing footprint, approved additions and buildable area before assuming that an older floor plan can be enlarged. The generous impression of an established lot does not establish its permitted building envelope.

Position within Boca Raton

Estancia suits a search centered on a private house and an established inland address. Its comparison set includes other mature residential neighborhoods as well as club communities, but those alternatives carry different daily routines and ownership structures.

Les Jardins and Woodfield Hunt Club offer additional established residential settings. Boca Grove brings a mandatory private-club component, while Boca Pointe offers a broader mix of housing formats nearby. Compare the particular lot, finished condition and annual obligations before using the community name as a proxy for value.
