Several residential formats
The distinction between a condominium, a courtyard villa and a custom house is central at Quail Ridge. A freestanding building can provide the physical separation of a house while operating under a different maintenance arrangement. Conversely, a larger custom residence may bring greater responsibility for private grounds and improvements.
The community describes different exterior and landscape services for villa and condominium owners. Confirm the division of responsibility for the actual residence, particularly where a property has been expanded or substantially renovated. A shared community name does not make every building's obligations identical.
Quail Ridge also offers housekeeping, general maintenance, concierge assistance and in-home dining. These services can be useful for both full-time and seasonal owners, but availability should be distinguished from inclusion in the regular assessment. Review the services expected to be used and their separate charges.
Golf architecture and recreation
The North Course originated as a Joe Lee design. The club identifies its subsequent transformation by Fry/Straka in 2025, while the South Course was redesigned by Bobby Weed in 2019. The two-course arrangement is a substantive part of the offering for someone who expects to play regularly.
Tennis, pickleball, fitness, swimming and walking trails broaden the daily program. The large clubhouse provides dining and social space, allowing different members of a household to use the community in different ways.
Membership and ownership
Quail Ridge's resident categories are Full, Intermediate and Primary. They provide different golf privileges, so the label should be matched to the household's actual playing needs. A requirement to join does not mean every owner receives the same level of golf access.
Obtain current joining charges, annual dues, capital obligations and the applicable residential assessments together. Older published fee schedules should not be treated as current admission terms. The purchase comparison should also account for the particular home's maintenance structure and the services used.
Delray Dunes offers a smaller residential club setting. Hunters Run provides another broad housing mix, while Delaire and Boca West extend the club comparison south. Quail Ridge's distinguishing combination is the breadth of housing choices, two courses and an established service operation.
