Explore Delray Dunes, a Boynton Beach-area club community established in 1969, with Pete Dye golf, 323 residences and required homeowner membership.
The Roebling Research Desk · October 2026
Delray Dunes is a residential golf community in the Boynton Beach area, with a history dating to 1969 and a close connection between homeownership and club membership. Despite the name, it is outside the City of Delray Beach, in unincorporated Palm Beach County along the Golf Road corridor.
Its scale is relatively contained: 323 residences on 337 acres, comprising 200 single-family houses and 123 freestanding villas. Every homeowner is a club member. That relationship makes the club's facilities and financial structure part of the housing decision from the outset.

A community shaped by golf
The course holds a specific place in golf architecture as Pete Dye's first Florida design. Its 2024 renovation introduced Celebration Bermuda fairways and TifEagle greens. Practice facilities include a Toptracer-equipped range and a dedicated short-game area.
That history is integral to the residential landscape. Fairway and lake views help organize the community, while individual lots determine how much of that landscape a residence experiences. A view across a hole is different from a garden beside an active playing route; the exact position matters to both privacy and daily use.
The housing mix also creates two distinct ways to live here. A freestanding villa can provide separation from neighbors without the same private grounds as a larger house. A custom residence may offer more flexibility in site planning and outdoor improvements. Maintenance responsibilities should be established for the particular property rather than inferred from the word villa.
Clubhouse and recreation
The 26,000-square-foot clubhouse contains dining and social spaces, including card rooms and a library. Fitness facilities, a swimming pool and two Har-Tru tennis courts broaden the program beyond golf.
The 2024 outdoor work expanded the southern loggia, improved the pool deck and added a covered bar overlooking the eighteenth hole. Those spaces make the relationship between the clubhouse and course part of the social setting, as well as the golf experience.
Membership and ownership
A purchase involves both a residence and the club's admission requirements. Obtain the current joining terms, recurring dues, capital obligations and residential association assessments together. The full cost cannot be judged from a house's asking price or a historical membership figure alone.
Quail Ridge and Hunters Run offer larger club settings with broader residential mixes. Delaire Country Club provides another Delray–Boca corridor comparison. Pine Tree requires a particularly careful distinction: its surrounding houses are separate from the private golf club, whereas homeowner membership is fundamental at Delray Dunes.
