A Private Pricing Opinion — what your apartment at 1 Bleecker Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

About the building

1 Bleecker Street anchors the northwest corner of Bleecker Street and the Bowery. David & John Jardine designed the Italianate building in 1869 for Benjamin Stephens, with John Murtha carrying out construction. Brick walls, stone window trim and a projecting cornice wrap the corner above commercial storefronts. The property formed part of a coordinated group of houses erected with commercial ground floors. Hardware and electrical-supply businesses later occupied the street level.

The condominium’s six original residential units have been combined into three larger homes above the commercial space. Full-floor layouts gain windows along the street elevations, with broad living rooms and more than one exposure. Stair access serves the upper residences. The corner building retains separate residential and commercial entrances; café and restaurant use has occupied the lower levels. Its exterior falls within the NoHo East Historic District, including both visible street fronts.

What to know if you’re buying

Three combined homes still sit above separate commercial interests. Ownership documents should carry every tax lot included in a full-floor purchase. With only a handful of residential votes, the commercial common-interest allocation and responsibility for restaurant exhaust or shared building systems can materially shape the association’s decisions and a lender’s project review.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
