In a historic district

10W17 is a 34-residence condominium rising mid-block on West 17th Street inside the Ladies' Mile Historic District. New construction is rare on these blocks: most of the district is 19th- and early 20th-century store-and-loft buildings, and new buildings need Landmarks approval for their design.

The site has a long history of plans that did not get built. A 16-story building by Beyer Blinder Belle was filed in 2014 and financed in 2015, then stalled. Anbau filed a 17-story, 23-residence DXA Studio design in November 2023. Prosper Property Group bought the fully entitled site in mid-2025 for a reported $16.22 million and enlarged the program to 34 homes. Excavation and piling were under way by February 2026.

What's planned

DXA Studio's facade uses white precast concrete panels shaped to look like draped fabric, a reference to the district's history as a shopping street. The panels end in three columns across the first three floors. Curves soften the upper-level setback and the base, and the top three floors step back behind glass-railed terraces. A curved mesh screen wraps the rooftop bulkhead.

The DOB new-building application (job M00951254) shows 18 stories, 185 feet and 34 dwelling units. Published construction reporting describes 17 stories at the same height. Planned amenities include an attended lobby, a residents' lounge, a fitness room, storage and a bike room. Residences are planned with central air conditioning and in-unit washers and dryers. Confirm unit mix, finishes and amenities against the offering plan once it is available.

  • November 2023: Permits filed for a 17-story, 23-residence DXA Studio design, with Anbau as owner.

  • February 2026: Excavation and piling under way.
  • March 2026: A $50 million construction loan is reported. Another report gives $39 million in construction debt on top of an $11 million acquisition loan.
  • Fall 2026: Sales launch targeted.

Offering and pricing

No offering plan record for 10W17 turned up in the Attorney General's database or in reporting as of October 2026, and no unit-level asking prices have been published. Trade reporting cites pricing of about $2,000 per square foot across the building. That figure comes from a single report and has not been confirmed in a price list or the plan.

Marketing records show a 20% minimum down payment. Until a plan is accepted, the sponsor cannot sign contracts or take deposits.

What to know if you’re buying

Before the plan is accepted. The Attorney General must accept an offering plan before a sponsor can sign purchase contracts. Before acceptance a sponsor may collect expressions of interest, but cannot take deposits, and an interest list does not secure a unit.

Deposit and contract. New-development contracts typically require a deposit of 10% at signing, held in escrow, and some sponsors ask for 20%. The plan and contract set this building's terms.

Closing costs. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes, and the mansion tax applies at $1 million and above, at higher rates from $2 million. The calculators below price both.

Mid-block light. The building is mid-block, with neighbors on both sides. Ask which rooms face the street, which face the rear yard, and whether any windows sit on a lot line.

Historic district. Exterior work is subject to Landmarks review. Ask how the precast facade will be maintained and how that cost is budgeted.

Common charges and abatement. First-year common charges, real estate taxes and any abatement will be set out in the plan's budget.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
