About the building
102 West 118th Street is a Neo-Grec row house designed by William Guggolz around 1892 and subsequently converted into four condominiums. It occupies the eastern end of a stretch included in the Mount Morris Park Historic District Extension. A later enlargement designed by David Gross added space at the rear and roof; DOB signed off that alteration in September 2020.
The lower residence is arranged across three levels and opens to a private rear garden. Upper homes include smaller floor-through layouts and apartments with balconies. Central air conditioning and in-unit laundry were incorporated into the conversion, with storage also available.

What to know if you’re buying
An enlarged house with four owners. The conversion combines a nineteenth-century front with later construction at the back and top. Responsibility for junctions between those parts, including roof and rear-wall waterproofing, falls within a small condominium's maintenance arrangements. Lenders may apply additional project review to a four-residence conversion, making the signed-off configuration relevant to financing.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
