A Private Pricing Opinion — what your apartment at 77 Condominiums would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
77 Condominiums brings a substantial set of shared facilities to a 20-apartment building near the northeast corner of Central Park. PM Architecture designed the project, which achieved LEED Silver certification. Residents have both a roof deck and a common courtyard, along with fitness space and indoor parking.
The property was developed by Mehta Real Estate LLC. The Attorney General accepted its condominium offering in January 2015 and recorded effectiveness in January 2016. The filing separates the residences from a commercial unit and a parking unit. The building's 421-a benefit began the following year and remains active on the 2027 tax roll.
Architecture and unit composition
The nine-story building has an elevator and a residential mix that includes two- and three-bedroom homes. Two-bedroom configurations around 920–1,030 square feet include both one-and-a-half-bath and two-bath arrangements. Larger layouts reach roughly 1,150–1,250 square feet, with a three-bedroom, two-bath configuration among the lower-floor homes.
Private balconies and terraces supplement the common outdoor areas. The differences in bathroom count and outdoor space matter within this relatively small inventory: apartments with similar interior area can have different practical layouts. In-unit laundry is present alongside the building's shared laundry room.
Building operations
The entrance operates with a virtual doorman. Shared facilities include a fitness area, bicycle storage, laundry and two outdoor gathering areas. Indoor parking is subject to availability. The garage is a separate condominium unit under the Attorney General's filing, so apartment ownership and a parking arrangement are distinct interests.
The 20 residences sit within a mixed-use condominium that also contains the commercial and parking components. The largest single residential owner holds three apartments, or 15% of the residential inventory. The 2022 Attorney General filing metadata identifies a non-sponsor-controlled board.
The active 25-year 421-a program is a material part of the carrying-cost picture. Its recorded start is 2017; the duration and start year should travel with any comparison of this building's taxes over time.

Sales sourced from NYC Department of Finance recorded transfers (BBL 1-01616-7501) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.
At the recent median sale of $825K (3 sales since 2024), a buyer putting 25% down would pay about $31,237 to close, or 3.8% of the price.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
