Graceline Court is a slender sixteen-story condominium whose upper tower projects over the neighboring low-rise property. The cantilever gives the building a wider upper-floor footprint than its base and helps explain the changing apartment configurations as it rises. Feder & Stia designed the 32-residence project for Loewen Development and Malcolm Shabazz Development Corporation.
The inventory ranges from compact one-bedrooms to larger two- and three-bedroom apartments and duplex penthouses. Several floors have only two homes, while other levels have three or four. The top four floors contain duplex configurations.
A garden and fitness room sit within the common amenity program, with additional shared outdoor space above. The address is just west of Lenox Avenue and close to the 116th Street express subway station. Its tower form and small residential count create a different circulation pattern from a broad apartment building with many homes along each corridor.
Architecture and unit composition
The façade divides into pale orange and lighter sections, with the cantilevered portion expressed in the lighter material. Two of the five window bays project beyond the lower footprint. Windows extend slightly from the façade, and setbacks articulate the upper part of the tower.
Compact one-bedrooms are approximately 625–628 square feet, while larger one-bedroom and two-bedroom configurations extend through the roughly 750–1,215-square-foot band. Larger homes reach approximately 1,400 square feet, and three-bedroom duplex penthouses approach 1,700 square feet.
Some apartments have long living-and-dining rooms with open kitchens and breakfast counters. Upper duplexes add internal stairs and private terraces, with living rooms and bedrooms distributed across two levels. Fireplaces occur in selected penthouse layouts.
All apartments have central air and in-unit washers and dryers. Renovated homes may depart from their original kitchen and bath specifications. The principal distinctions remain interior size, single-level or duplex circulation, and the placement of private outdoor space.
Building operations
The fitness room looks toward a garden, and the building has a separate shared outdoor amenity area at the sixth-floor level. Bicycle storage and private storage supplement the residential floors. Entry is supported by virtual-doorman service.
The condominium includes one nonresidential tax lot alongside its residential inventory. The residential lots are Class 2, with no cap on assessment growth. A 25-year no-cap 421-a benefit began in 2009 and remains active on the 2027 roll.
The tower's built floor area substantially exceeds the residential floor-area ratio listed for its current R7-2 zoning. Its cantilever and multi-level base are part of the completed building's physical configuration.
