123 Meserole Avenue is a four-residence condominium on a 25-by-100-foot lot on Meserole Avenue, two blocks from the Nassau Avenue G station and McCarren Park. The Attorney General accepted its offering plan in July 2024, and ACRIS records all four sponsor sales between August and December 2025, for a combined $8,144,000.

That total is about 94 percent of the plan's $8.7 million offering price, which is a useful read on how a small Greenpoint sponsor priced against what it achieved. Three of the four homes closed within a month of each other in August and September 2025, and the penthouse closed in December.

With the sponsor sold out, any future sale here is a resale between owners, priced against these four deeds.

Architecture and residences

The building has five floors on a 2,500-square-foot lot in an R6B district, with a C4-3A district on part of the lot. Listing records describe a garden residence, two floor-through homes and a duplex penthouse, each reached by a private elevator landing, with private outdoor space and dedicated storage for every residence.

Published finishes include floor-to-ceiling triple-pane windows, wide-plank white oak floors, white oak kitchen cabinetry with Caesarstone counters and paneled appliances, individually zoned heating and cooling, and in-unit washers and dryers. The building has a virtual doorman and a package room.

Listing records give the layouts as a two-bedroom garden residence of about 1,468 square feet, two three-bedroom, two-bath floor-through homes of about 1,196 square feet each, and a three-bedroom, two-bath duplex penthouse whose size was not published.

Recorded sales

ACRIS records four sponsor deeds, one for each residence:

  • Residence 2 (3 bed, about 1,196 sf): $1,895,000, deed dated August 25, 2025, about $1,584 per square foot
  • Residence 3 (3 bed, about 1,196 sf): $1,899,000, deed dated August 25, 2025, about $1,588 per square foot
  • Residence 1 (garden, 2 bed, about 1,468 sf): $1,675,000, deed dated September 18, 2025, about $1,141 per square foot
  • Residence 4 (duplex penthouse, 3 bed): $2,675,000, deed dated December 18, 2025

Square footage comes from listing records, not the deeds. The garden home sold for the least per square foot, with two bedrooms across more space than the three-bedroom floors above it. Listing records show common charges of about $549 a month for the garden home. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Offering plan

Per the offering plan filed with the New York State Attorney General (plan CD240033), the plan was submitted January 31, 2024 and accepted July 10, 2024 for four residential units, with 123 Meserole Capital LLC as sponsor, at a total offering price of $8,700,000. The Attorney General database shows no effective date and no units sold, although ACRIS shows all four homes sold. The database has not caught up with the closings. The plan's record page could not be opened for this review, so its amendments are not confirmed here.

Market read. Most recent trades (2025) cleared a median $1,673/sf (recorded) across 4 sales. Median listing discount 1.9% from the last ask — a recurring negotiation gap worth pricing into any offer or listing strategy.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02597-7502; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
