140 West 81st Street is a church building turned into five condominiums, with the congregation keeping part of the building. The 1893 Romanesque Revival structure housed religious organizations for more than a century, most recently Mount Pleasant Baptist Church. By 2013 it had fallen into disrepair. In 2014 the church partnered with DXA Studio and CMC to restore the building and convert most of it to condominiums. A new sanctuary, classrooms and offices for the church were kept inside it.

From the street the building still reads as a church. The facade's rose window was restored with a new Honduran mahogany frame and its religious imagery removed, and it is now the main window of the fifth-floor residence.

Architecture and residences

Each residence has a name and a different layout, per published reporting from June 2025:

  • The Garden House (2B): four bedrooms, four baths, 2,802 square feet, with a 1,775-square-foot garden terrace.
  • The Grand House (3): four bedrooms, four and a half baths, 3,903 square feet, with double-height space.
  • The Collector's House (4): four bedrooms, four and a half baths, 3,522 square feet.
  • The Rose House (5): four bedrooms, four and a half baths, 3,608 square feet, built around the rose window.
  • The Light House (penthouse): 4,025 square feet across two floors with a library mezzanine, plus a 352-square-foot terrace.

Kitchens use Miele, Sub-Zero and Wolf appliances, per marketing records. The DOB issued a temporary use permit for a sales office and model apartments in March 2024. The conversion was reported as 90% complete in June 2025.

Offering and pricing

Per published reporting, Ekstein Development Group submitted a condominium offering plan to the Attorney General in July 2021 covering six units at a total of $42,975,000. The building is now marketed as five residences, so the plan has likely been amended. The acceptance and effective dates were not confirmed for this page.

Listing records as of October 2026 show asks between $6.65 million and $9.995 million, or about $2,270 to $2,490 per square foot:

  • Garden House (2B): $6,650,000 after a 4.9% reduction, about $2,370 per square foot, reported in contract.
  • Collector's House (4): last listed at $7,995,000, about $2,270 per square foot. The listing was taken down in May 2026.
  • Grand House (3): last listed at $8,995,000, about $2,300 per square foot. The listing was taken down in May 2026.
  • Rose House (5): $8,995,000, about $2,490 per square foot, on the market since October 2024.
  • Light House (penthouse): $9,995,000, about $2,480 per square foot.

The five asks total about $42.6 million, close to the plan's $42,975,000. A listing that comes down may have gone to contract or simply been withdrawn; listing records do not say which. No unit closings have recorded. City records do not yet show condominium tax lots for the building.

What to know if you’re buying

The church in the building. The church keeps its sanctuary, classrooms and offices. Read the declaration and by-laws for how that space is held, how shared systems and costs are split, and what hours and uses it carries.

Historic district. The building is in the Upper West Side / Central Park West Historic District. Exterior work, including the restored rose window and masonry, is subject to LPC review. Ask how the condominium budgets for facade upkeep.

Pricing. Asks run about $2,270 to $2,490 per square foot, and two listings came down in May 2026. A five-unit building has little resale history to price against, so recent Upper West Side condominium sales are the better guide.

Closing on a temporary certificate of occupancy. Ask whether the building has a temporary or final certificate of occupancy and what the sponsor holds back until the final one issues.

Taxes and charges. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes, and the mansion tax applies at $1 million and above, at higher rates from $2 million. Common charges and taxes are set in the plan's budget.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
