Each entrance serves a five-story, ten-apartment walk-up, while the cooperative as a whole comprises 30 residences. The cooperative conversion dates to 1988. Its homes include broad two-bedroom layouts, some with two bathrooms, as well as ground-level duplex space and private outdoor areas. The address is just east of Lexington Avenue, on the Upper East Side's side-street grid.

Architecture and unit composition

The building has two apartments per floor. Many homes fall around 1,000–1,150 square feet, with high ceilings, exposed brick and fireplaces appearing in renovated interiors. Some layouts retain two bedrooms and a separate dining area; others have been reconfigured to add an additional room. Bathroom counts also vary within this compact inventory.

Upper apartments can have windows facing more than one direction, including north, south and west. The ground-level duplex configuration provides a separate outdoor terrace and interior space on two levels. Those arrangements have different circulation and daylight conditions from the single-level apartments above.

Five floors of stairs are a material part of the upper-floor homes. The shared roof deck provides outdoor space beyond the private terraces attached to individual apartments, but it adds another climb for residents on the lower floors.

Building operations

The three properties share a cooperative corporation while retaining separate tax parcels. At 170 East 90th Street, the property is assessed in Class 2C. Its ten-apartment parcel receives the assessment-growth caps associated with that class even though the corporation owns 30 apartments across the three addresses.

Central laundry serves residents, and some apartments also contain in-home washers and dryers. The planted roof deck is a common amenity. The cooperative's ownership spans all three buildings, so shared capital expenses and maintenance obligations should be understood at the corporation level.
