Arcadia LIC is an eight-story condominium near Queensboro Plaza with 36 residences, private balconies in several layouts and a shared terrace. Ampiera Group developed the building with My Architect PC. The residential inventory includes compact one-bedrooms and two-bedroom homes with several different bathroom and outdoor-space arrangements.

The condominium filing was accepted by the Attorney General in October 2017 and became effective in January 2018. It identifies 36 residential units, one commercial unit and 20 storage interests. Individual apartment sales began in 2018.

Its location on 42nd Road places the building close to the elevated Queensboro Plaza station. The shared amenities are concentrated in a fitness room, outdoor terrace, storage and access services. Virtual-doorman service handles the building's entry system.

Architecture and unit composition

Large windows extend to the floor in several apartment layouts. Some two-bedroom homes have both northern and southern exposures, while others orient their principal rooms toward one side of the building. Balconies are integrated into multiple lines, including compact apartments.

One-bedroom homes include layouts around 474–517 square feet. Larger apartments range through approximately 685–927 square feet, with differences in bedroom count, bathroom count and living-room area. Two-bedroom configurations include both one-bath and two-bath plans.

The compact one-bedroom layouts use open kitchens adjoining the living area. Larger two-bedroom plans can separate the sleeping rooms while retaining an open kitchen and dining arrangement. A south-facing balcony appears in one two-bedroom layout, and other homes pair an outdoor area with a principal bedroom or living room.

Apartments have in-unit washers and dryers and smart thermostats.

Private outdoor areas vary in size, including modest balconies suitable for a small seating arrangement. Their relationship to the interior differs by layout: some are adjacent to a main living room, while others are reached from a bedroom. The shared terrace adds a separate outdoor area for the condominium.

Building operations

The common facilities include a fitness room, bicycle storage and package room, with virtual-doorman service at the entrance. Private storage was created as a separate category in the original condominium filing. There are fewer storage interests than apartments, so storage is not automatically part of every residential resale.

The 21 Class 4 interests comprise one commercial unit and 20 storage interests under the original filing structure. They are separate from the 36 residential units. The distinction explains why the total number of condominium interests is larger than the number of homes.

A 15-year capped 421-a benefit began in 2020 and remains active on the 2027 roll. The residential tax lots are Class 2, with no cap on assessment growth. The building's floor area sits close to the residential allowance for its mapped zoning within the Special Long Island City District.

Recent sales

Arcadia LIC has an established individual-sale history beginning with its 2018 launch. Four recorded resales took place in 2026 through July, spanning a compact one-bedroom and larger layouts. The earlier resale history includes transactions in 2023 and 2024.

The larger two-bedroom homes have traded at higher total consideration than the smallest one-bedrooms. Compact apartments can command a stronger result relative to interior size, so the smallest home is not simply a proportional fraction of a two-bedroom purchase. Balconies and differing bathroom counts further distinguish the plans.

What to know if you’re buying

The elevated railway is close to the building. The orientation of the living room and bedrooms deserves particular attention here: the rail-facing sound environment can differ from the opposite exposure. A dual-exposure apartment may place its principal rooms on different sides of that setting.
