Cresyn is a 39-residence condominium rising six stories on Crescent Street in Dutch Kills, the northern pocket of Long Island City between Queens Plaza and Astoria. Sponsor asks published in listing records run about $1,330 to $1,530 per square foot, from a 439-square-foot studio at $670,000 to a 936-square-foot two-bedroom at $1,320,000.

The site was a parking lot. ZD Jasper Realty bought it in February 2025 for $8.4 million, filed for a new building the following month, and held a groundbreaking in June 2025. The Department of Buildings issued the new-building permit on July 2, 2025. Sales began in September 2026, about a year ahead of the targeted delivery.

At 39 homes, Cresyn is a small building with a short amenity list and common charges spread across few owners. It competes with the other mid-rise condominiums on the side streets of Dutch Kills, within walking distance of the N and W at 36th and 39th Avenues.

Architecture and residences

Department of Buildings filings describe a six-story-plus-cellar mixed-use building, 63 feet tall, with 39 dwelling units and 47,668 square feet of construction floor area. My Architect, PC is the architect of record. Renderings show a glass curtain wall with oversized double-glazed, thermally broken aluminum windows and balconies on select units.

The mix is studios, one-bedrooms and two-bedrooms. Listing records show studios near 440 square feet, one-bedrooms of 565 to 627 square feet and two-bedrooms of 879 to 936 square feet. Sponsor materials describe engineered white oak floors, custom cabinetry and ceilings up to 10 feet 3 inches in select homes. The roof carries a 6.6-kilowatt solar array under a separate permitted alteration.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD250276), the plan was submitted August 22, 2025 and accepted December 17, 2025 at a total offering price of $43,577,500, with 3720 Crescent LLC as sponsor. The record lists 54 units: 39 residential, two commercial and 13 storage, which accounts for the gap between the 54-unit count and the 39 apartments on the building permit. Amendment 1, accepted June 22, 2026, raised the total by $202,500 to $43,780,000 and revised the property description and floor plans. Amendment 2 was submitted October 15, 2026 and had not been reviewed as of October 2026; its contents are not posted. The plan has not been declared effective, and the database records no units sold.

Listing records updated October 5, 2026 show twelve sponsor units:

  • Studio: 439 square feet at $670,000 (about $1,526 per square foot)
  • One-bedrooms: 565 square feet at $780,000 and 627 square feet at $865,000 (about $1,380 per square foot)
  • Two-bedrooms: 879 square feet at $1,170,000 and $1,230,000, and 936 square feet at $1,320,000 (about $1,330 to $1,410 per square foot); one feed shows the 936-square-foot home in contract

Studios carry the highest price per foot; two-bedrooms sit at the bottom of the range. Listing records show a 20 percent minimum down payment and list pets and pied-à-terre use as permitted. Confirm both against the plan's by-laws.

What to know if you’re buying

You are buying off plans. Delivery is targeted for the third quarter of 2027. Contracts on a building under construction run through an outside closing date set in the plan, and the plan sets what happens if construction runs late.

Deposit and escrow. Sponsor contracts typically require 10 to 20 percent at signing, held in escrow until closing. The plan states this building's terms.

Closing costs. The buyer customarily pays the New York State transfer tax (0.4 percent) and the New York City transfer tax (1.425 percent above $500,000) in a sponsor sale. On an $865,000 one-bedroom that is about $15,786, with no mansion tax. On a $1,230,000 two-bedroom it is about $22,448 in transfer taxes plus $12,300 in mansion tax at 1 percent.

Temporary certificate of occupancy. First closings will likely take place on a temporary certificate of occupancy. Ask what the sponsor escrows or holds back until the final certificate issues.

Carrying costs. The plan's budget projects common charges and taxes. No tax abatement has been disclosed; with a small owner base, budget assumptions for staffing and the amenity floor matter.

Unit count. The plan's 54 units are 39 residences, two commercial units and 13 storage units. Storage is sold separately; ask the sponsor's counsel for the storage price list.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
