NOVO LIC uses red masonry, black-framed casement windows and private balconies to bring an industrial vocabulary to a new Dutch Kills condominium. Park Construction developed the project with COSTA Architecture & Engineering. This address contains 33 residences and forms one half of a paired seven-story development.

The two-building project was conceived with a unified façade, but the condominium at 37-28 30th Street has its own Attorney General filing. That filing identifies 33 residential units and 17 parking units. The distinction matters when describing the scale of this property: the wider development contains 65 homes, while this page covers the 33-home condominium.

The amenity program concentrates on a fitness center, private storage and shared outdoor space. A landscaped roof deck provides a common gathering area, and underground parking is available for separate purchase. The building sits near the elevated subway route through Dutch Kills and the routes serving Northern Boulevard.

Architecture and unit composition

Published construction reporting describes the façade as a response to the neighborhood's industrial history. Large casement windows, dark metal framing and deep red masonry organize the street frontage. Balconies project from the façade, while the upper residences have larger terrace areas.

One- and two-bedroom layouts make up the project. Open living and kitchen areas, wide-plank oak floors and in-home laundry were part of the original specification. The regular-floor homes include compact one-bedroom plans; larger upper-level apartments broaden the inventory beyond that recurring layout type.

Many residences have balconies or terraces. The private spaces vary in depth and configuration, with the top-floor terraces providing more usable outdoor area than the smaller projecting balconies. The common roof deck is a separate shared facility, with a pergola, seating, dining areas and a barbecue.

The development's apartment plans and window treatment create a consistent architectural identity across its two sections. The legal residential and parking inventory at this address remains distinct, as reflected in the separate condominium filing and tax lots.

Building operations

A virtual doorman serves the entrance and package facilities. The fitness room has windows, and residents also have bicycle storage. Dedicated apartment storage was included in the original sales offering, while underground parking was offered separately.

The Attorney General accepted the plan in October 2021, and it became effective in April 2022. Initial apartment closings followed in 2023. The sponsor entity is 37-26 30th Street LLC, with Park Construction identified in construction reporting as the development organization.

The 17 parking units account for the nonresidential portion of the condominium's legal inventory. A parking purchase therefore involves a separately identified interest, beyond the apartment itself. Availability of garage access should not be confused with inclusion of a parking space in every residential sale.

The building has no DOF building-wide tax abatement. Its residential lots are Class 2, and the nonresidential lots are Class 4. The existing floor area is below the stated residential allowance under M1-2/R6A zoning within the Special Long Island City District.
