About the building
Loft28 is an eight-residence condominium on 28th Street with tall windows and loft-style interiors. The Attorney General accepted its new-construction offering in January 2018, and the plan became effective in March 2019. The sponsor was 26-33 28th St. LLC. The four-story building is a walk-up, with a resident roof deck above the apartments.
One-bedroom layouts make up the visible resale inventory, with interiors around 700 to 870 square feet. Tall ceilings and eight-foot windows give the living areas generous vertical dimensions. The upper homes include private terraces, and other apartments have balconies. The shared rooftop is a separate amenity from those private outdoor areas. Kitchens open into living space, and in-unit laundry and central heating and cooling are installed in the homes.

Sales sourced from NYC Department of Finance recorded transfers (BBL 4-00596-7504) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying
Upper-floor outdoor space comes with stair access. The penthouse terraces and common roof deck sit at the top of a four-story walk-up. The association has only eight residences, so decisions about roof maintenance and the division of responsibility between common roofing and private terrace surfaces affect a small group of owners. A terrace purchase should identify that allocation in the condominium documents.

The neighborhood
For the full neighborhood — its buildings, character, and market — read The Roebling Team Guide to Astoria.
How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
