34-38 81st Street is one of the twelve buildings in the Chateau, designed by Andrew J. Thomas for the Queensboro Corporation in 1922. The complex's buildings face one another across a landscaped interior garden, with additional planted areas along the street fronts. Each building operates as a separate cooperative while participating in the shared garden setting.

This five-story member of the complex has eleven residences and an elevator. Its low site coverage leaves a substantial part of the property open, making the garden plan central to both the architecture and the apartments' outlooks. The shared interior landscape was restored in 2023.

Architecture and unit composition

The Chateau's French Renaissance vocabulary includes slate mansard roofs, Flemish-bond brickwork, limestone entrances and decorative banding. At 34-38, the symmetrical façade belongs to the complex's five-story building type. Passageways between buildings connect the front gardens with the landscaped interior of the block.

Typical upper floors have two apartments. Two-bedroom homes can contain separate formal dining rooms and around 1,050 square feet of interior space. The plans provide multiple exposures, with street-facing rooms looking east and rear rooms overlooking the garden to the west.

Original architectural features include tall windows, plaster walls, wood floors and substantial moldings. Some homes retain fireplaces and parquet flooring. The garden-facing rooms and the separation between sleeping, dining and living areas are important parts of the original apartment planning.

Building operations

The building has an on-site superintendent, basement laundry and private storage. Its own cooperative handles building matters, while the garden connects it to the broader Chateau complex. Buying at this address therefore involves one small corporation within a larger physical ensemble.

A lintel-work assessment is scheduled through March 2027 — confirm the remaining obligation and any revised schedule with the managing agent. That is separate from the garden restoration completed in 2023.

The substantial open area is part of the landmarked garden-apartment design. The difference between built FAR and the current zoning allowance doesn't create development potential within the protected complex.
