About the building

397 West 12th Street is a small condominium designed and developed by Cary Tamarkin near the Hudson River. Its honey-colored brick and large multi-paned windows draw on the industrial architecture of the western Village. H. Thomas O'Hara was architect of record for the signed-off new-building application, which approved five residences. Construction and initial sales extended beyond the 2007 year carried in PLUTO.

The homes were conceived as expansive lofts, with broad living areas and large window walls. Full-floor layouts and subsequent combinations produce substantial differences in scale: traded homes include a residence of about 3,600 square feet and a combined home exceeding 6,000 square feet. Some configurations have private outdoor space. Interior planning varies because purchasers fitted out or combined the original spaces to suit their own room arrangements.

Sales sourced from NYC Department of Finance recorded transfers (BBL 1-00641-7504) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

Combined homes can retain more than one condominium interest. The original five-unit structure and later combinations make the deed description, tax lots and common-interest percentages important to a purchase. A physical combination does not necessarily consolidate those interests. Lender review should also reflect the very small association and the current number of separate owners.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
