Own an apartment here? See what it would sell for.

A Private Pricing Opinion — what your apartment at Arcadia Woodside would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

Arcadia Woodside brings 76 condominium residences and 60 indoor self-parking spaces to 61st Street near Woodside Avenue. Ampiera Group developed the seven-story building, with architecture by My Architect PC and interiors by Hue Design. A warm brick exterior encloses a mix of compact apartments and larger upper-floor homes.

The building's common facilities are extensive for its mid-rise form. They include indoor fitness and lounge space, a shared roof and a large parking component. The roof adds seating and recreation space above the residential floors.

Individual condominium closings began in 2024 and continued through 2026. Sponsor inventory and resales have appeared together, so the building is still in an early stage of its ownership history. The largest single owner holds 19 of the 76 residences, or one quarter of the residential inventory.

Architecture and unit composition

The façade combines brick with large areas of glazing. Floor-to-ceiling windows appear in the residential layouts, and private outdoor space is available with selected homes. The design uses a broad mid-rise form to accommodate the apartments and common facilities on a Woodside site.

The inventory includes one- and two-bedroom configurations, with compact two-bedroom plans as well as larger homes. Several standard layouts fall around 560–750 square feet. Larger upper-floor apartments add a separate size category, and some homes incorporate a home-office space alongside a legal bedroom.

A home office and a second bedroom should remain distinct in the description of these smaller plans. At Arcadia Woodside, that distinction can materially change how a roughly 700-square-foot apartment functions. The useful comparison is between the actual enclosed rooms, their windows and their relationship to the living space.

Apartment equipment includes in-unit laundry and split heating-and-cooling systems. Kitchens have externally vented range hoods. Triple-glazed low-emissivity windows are part of the developer's specified envelope, while smart locks and thermostats are included in the residential technology package.

Building operations

Lobby staffing is supplemented by round-the-clock virtual-doorman service; the two should not be read as identical staffing arrangements. Common-area systems include smart intercom access, package storage with refrigerated capacity and a site manager. Bicycle storage accompanies the indoor parking inventory.

The shared roof contains a barbecue area, and the amenity program includes a putting green, residents' lounge and fitness room. Electric-vehicle charging forms part of the parking facilities. Solar equipment supports common-area systems, with LED lighting specified for shared spaces.

DOF lists 71 Class 4 interests separately from the 76 Class 2 residential lots. The current building specifications identify 60 indoor self-parking spaces. The building has no tax abatement. Residential assessments therefore need to be understood without a temporary new-development tax exemption; Class 2 also has no statutory cap on assessment growth.

Parking is a separate component of the condominium's inventory. With fewer spaces than homes, possession of an apartment does not itself establish ownership of a parking space. A resale that includes parking transfers a different package from an apartment-only sale.

For the full neighborhood — its buildings, character, and market — read The Roebling Team Guide to Woodside.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
