The building plans 106 residences in one- to five-bedroom layouts on a corner of Franklin Street and Broadway that sat behind construction fencing from 2018. Foundation work is complete, and the lowest floors of the superstructure were above street level in July 2026.

The sponsor reportedly secured a construction loan of $320 million in 2025, per published reporting. The building has two street frontages for retail and a private porte-cochere entrance, per renderings.

What's planned

Renderings show a tan, hand-laid brick facade with setbacks at the midpoint of the south elevation and on the upper floors, landscaped loggias on select terraces, and groupings of tall rectangular windows with arched openings on the upper stories and at the double-height base. Ground-floor retail fronts Broadway beneath 22-foot ceilings, with additional frontage on the second floor and on Franklin Street. About 17,000 square feet of commercial space is planned across the first two floors.

Published reporting lists a swimming pool, a private porte-cochère entrance and a 24-space parking garage in the cellar. The Attorney General plan matches the parking count and adds 77 storage units. Interiors are described as natural materials and refined color palettes. Confirm unit mix, finishes and the final amenity list in the offering plan.

  • 2025: Sky Equity Group becomes sole developer after a restructuring and recapitalization.
  • January 2026: First support-of-excavation and foundation permits issued under the DOB filing.
  • April 2026: Groundbreaking reported.
  • June 2026: DOB approves the new-building application for permit.
  • July 2026: Superstructure rises above grade.
  • September 17, 2026: Offering plan CD260346 submitted to the Attorney General.

Offering and pricing

Conflicting figures. DOB's filing under 59 Franklin Street shows 19 stories and 77 dwelling units, against 24 stories and 106 residences in published reporting and in the Attorney General plan. Treat the plan's unit count as the controlling figure once accepted, and ask the sponsor which DOB filing amends the earlier one.

Parking and storage. The plan includes 24 parking units and 77 storage units, which are sold separately from the residences. Ask whether they carry their own prices, taxes and charges.

Deposits. Sponsor deposits are typically 10% to 20% of the purchase price, held in escrow under the plan.

Taxes. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes, and the mansion tax applies at $1 million and above, at higher rates in New York City above $2 million. The calculators below price both.

Closing on a temporary certificate of occupancy. Sponsor closings typically occur on a temporary certificate of occupancy, before the final certificate issues. Ask what holdbacks or escrows cover open punch-list and final-certificate items.
