62-64 Reade Street is a six-residence condominium made by joining two loft buildings on the 50-foot-wide lot between Broadway and Church Street. City records show 18,704 square feet on a lot about 78 feet deep; listing records put the homes at roughly 1,825 to 3,115 square feet, most of them four-bedroom full floors.

Two closings are on record with the city. Residence 3 closed on April 21, 2025 at $6,155,123, and Residence 2 closed on May 5, 2025 at $6,950,000, about $2,265 a square foot on the 3,068 square feet listing records give for that floor. Current asks run from $4.25 million for the ground-level maisonette to about $7.7 million for a full floor.

The building is for buyers who want a full-floor Tribeca loft with new systems and an elevator in a building of six homes, without a co-op board.

Architecture and residences

Published construction reporting describes the project as a combination of two 19th-century Italianate store-and-loft buildings, with a floor and a half added at the top. City land-use data carries a 1915 build date and a 2023 alteration; listing records variously give 1860 and 1915. The facades and the date should be checked against the Landmarks Preservation Commission's designation records before they are quoted.

ODA designed the conversion for BSD Investments, and Triton Construction built it, according to published reporting. The residences in listing records:

  • Residence 1 (maisonette): two bedrooms, two full and two half baths, at the base of the building
  • Residences 2 to 4: full-floor four-bedroom, four-and-a-half-bath homes of about 3,068 square feet each
  • Residence 5: full floor
  • Penthouse: top floor within the rooftop addition

Listing records cite a virtual doorman system, a marble-clad lobby and a fitness room.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD230036), the plan was submitted February 1, 2023, accepted December 4, 2023 and declared effective February 14, 2025. It covers six residential units and one commercial unit, with sponsor 62-64 Reade Street LLC, and the current total offering price is $45,686,800. The record does not show the price at acceptance, so the size of any amendment repricing is not visible from it. The record lists one unit sold; city records show two closings.

Recorded closings (ACRIS):

Residence Closed Price $/sf
3 April 21, 2025 $6,155,123 not established; listing records do not give this floor's size
2 May 5, 2025 $6,950,000 about $2,265 (3,068 sf per listing records)

The Residence 2 deed records no consideration; the $6,950,000 figure comes from the transfer-tax filing recorded with it.

Asking prices in listing records seen in 2025 and 2026:

Residence Layout Size Ask $/sf
1 (maisonette) 2 bed, 2 full and 2 half baths not stated $4,250,000 —
4 4 bed, 4.5 bath 3,068 sf $7,670,000 (another record shows $7,400,000) $2,500
5 full floor not stated $6,998,000 —

These are asks, not contract prices, and some records are stale. The two closings and three asks total about $32 million, which leaves about $13.7 million of the $45.7 million plan total for the penthouse and the commercial unit. Without Schedule A that split can't be confirmed. Listing records show common charges of about $1,809 a month and real estate taxes of about $4,078 a month on a four-bedroom floor; one maisonette record shows $1,664 a month in common charges.

Compliance status
Below the individual-building threshold

This building is below the 25,000 sq ft threshold at which LL97 limits apply to a building on its own. It is still covered if it shares a tax lot or condominium board with buildings totaling over 50,000 sq ft; confirm on DOB’s covered-buildings list.

What to know if you’re buying

The plan is effective. New contracts go to an effective plan. Ask sponsor counsel for every amendment and the current Schedule A, which sets each unit's price, common charge and tax estimate.

Deposit and contract. New-development contracts typically require a deposit of 10% at signing, held in escrow, with some sponsors asking for 20%. The plan states this building's terms.

Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%, or 0.65% at $3 million or more) and the New York City real property transfer tax (1% at $500,000 or less and 1.425% above for a residential unit), plus the state "mansion tax" of 1% at $1 million, rising in tiers to 3.9% at $25 million in New York City. On the $7.67 million ask for Residence 4 that is about $159,150 in transfer taxes before any gross-up, and $172,575 in mansion tax at the 2.25% tier for $5 million to $10 million.

Landmark status. If the lot is within the Tribeca South Historic District, as listing records and the neighboring building suggest, window, storefront and rooftop work needs Landmarks Preservation Commission approval.

A six-unit condominium. With six residential owners and one commercial owner, each vote and each assessment carries more weight than in a larger building. Ask how the budget covers the elevator, the roof and the virtual doorman contract, and how the commercial unit shares common expenses.

Sponsor board control. The sponsor controls the board until enough units are sold to turn control over to owners. The declaration and by-laws set the threshold.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
