A Private Pricing Opinion — what your apartment at 765 Greenwich Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

About the building

765 Greenwich Street is a Greek Revival house built in 1838 for W. and J. P. Harriot, grocers working in the neighborhood. Its townhouse scale survives within the Greenwich Village Historic District, which was designated in 1969. A residential alteration signed off by DOB in May 2015 reduced the legal dwelling count to three. The condominium is self-managed.

The lower residence is a two-bedroom garden duplex with private outdoor space behind the house. Exposed brick, fireplaces and retained woodwork appear in the apartments. The duplex uses two connected levels, with its garden extending the living space at the base of the building.

Sales sourced from NYC Department of Finance recorded transfers (BBL 1-00634-7501) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

Three residences and a historic exterior. Decisions about masonry, roof repairs and insurance are concentrated among very few owners. Self-management gives those owners a direct role in arranging the work, while LPC controls changes affecting the designated exterior. Some mortgage lenders apply additional project review to three-residence condominiums; the legal dwelling count and the older four-lot tax structure should be clearly reflected in the project's financing documents.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
